Surrey house-hunters set on securing a new home in 2024 are invited to join Elivia Homes on Saturday 27 January for an exclusive preview of four luxury houses currently under construction at Paddock View, Lower Kingswood.

With viewing slots available by appointment only, guests will be able to don their muddy boots and hard hats before touring the site and speaking with Elivia’s knowledgeable sales agents. Aimed at giving prospective purchasers their first glimpse into the properties that will be available at Paddock View, the ‘Muddy Boot’ event will run between 10.30am and 4.30pm. Elivia Homes will provide all guests with a pair of site safety boots and a hard hat before going out onto site to tour two of the homes that are currently being built – ‘Breton House’ and ‘Waterford House’. Testament to the stunning offering at Paddock View, both Furlong House and Chilvers House have already been sold off-plan.

Philip Brown, sales and marketing director at Elivia Homes, commented: “At Elivia we love to involve our customers in the building process of our homes where possible. Viewing a home at this stage is a unique experience that helps prospective purchasers get a feel for how their future home has been built. These events are often the perfect opportunity to get a feel for the local lifestyle too, and with ample countryside and lots of quaint villages surrounding the site – there’s plenty of places to explore on the day!”

Nestled at the end of a cul-de-sac, Paddock View is a boutique collection of just four four-and five- bedroom barn-style homes. Each property has a southwesterly-facing garden that overlooks rolling fields, and each will benefit from an exceptional specification including double-height glass frontages, air source heat pumps and a predicted energy assessment (PEA) of B.

Set on the site of a former equestrian centre, Paddock View is well-placed for lovers of the outdoors. With an abundance of footpaths and bridleways to explore on the doorstep, residents can immerse themselves in this rural haven by foot, bicycle, or horseback. For everyday amenities, nearby Tadworth village provides a selection of retailers, cafés, bakers, and independent shops. The neighbouring towns of Reigate and Banstead are perfect for a bit of weekend retail therapy.

Families will be well placed at Paddock View with a selection of fantastic educational facilities to choose from. Kingswood Primary School is a small village primary school located near the development, whilst St Bede’s Secondary School is 3.3 miles away and rated ‘Outstanding’ by Ofsted.

For commuters, Kingswood station is a short drive away and offers trains to London Bridge in 51 minutes, whilst trains from nearby Tadworth connect commuters to London Bridge in 50 minutes. Epsom mainline offers services to Waterloo in 36 minutes, and frequent bus services also provide numerous routes around Lower Kingswood and East Surrey. For international travel, residents will be on the doorstep of the M25, where Gatwick Airport can be reached in just 15-minutes.

To attend the Muddy Boot event on Saturday 27 January, please register your attendance with the sales team on 01737 400337. Find out more about Paddock View from Elivia Homes.
