Shared Ownership Homes Launched In East London

L&Q has just unveiled a new collection of one-, two- and three-bedroom Shared Ownership homes at the major Beam Park development in Dagenham, east London.

The new selection starts from £81,250 for a 25% share (based on a full market value of £325,000). Homes here have generously sized kitchens, complete with modern fixtures and fittings, cabinets and worktops as well as fully integrated appliances including an oven, hob, fridge-freezer and dishwasher. Bedrooms benefit from fitted carpet throughout as well as built-in wardrobes in principal bedrooms. Selected plots feature an en suite with the main bedroom. Bathrooms have contemporary white sanitaryware including a semi-recessed basin with chrome basic tap and towel radiator. As well as a private balcony or terrace, there is communal bicycle storage for every home and video door entry systems.

These properties are fitted with a highly efficient water system that prevents water loss, whilst greater levels of insulation are achieved through double glazing and doors that meet high insulation standards. Plus, all apartment blocks are fitted with solar PV panels.

Beam Park itself is being transformed into a vibrant development of some 3,000 homes, with modern amenities and community facilities to match, including Beam Park Health Centre and Emmanual Community School Beam Park, which are both due to open this year.

Included in the masterplan is over 17 acres of open space to enjoy, including a new proposed 47,000 square metre central community park complete with recreation areas, formal gardens and finished with water features. Plus, the site will feature green corridors winding throughout the development, perfect for walking and cycling.

Beam Valley Country Park is on the doorstep, with 182 acres outdoor space to explore. Also close to home is Rainham Marshes, ancient grazing land that supports an exceptional array of wildlife. Lakeside Shopping Centre is only a short distance away.

When it comes to transport links, from Dagenham Dock station (only a seven-minute cycle ride away), residents at Beam Park can reach Fenchurch Street in just 21 minutes, Canary Wharf in 24 minutes and Westminster in 35 minutes. By road, the development offers excellent connections via the A13, M25 and A406 to reach central London and East towards Essex. The M25 is just eight minutes away by car.

There are still a few plots remaining for sale from a previous launch, including the one-beds for which buyers can receive up to £3,000 towards their buying costs when they reserve in February.
