Summer Stamp Duty Offer For Keresley House-Hunters

Posted 17 August 2023 by Keith Osborne

There's a great offer at Newton Grange from Kendrick Homes, who will pay Stamp Duty on selected plots for sale...

Kendrick Homes has a Summer Savings Stamp Duty offer for a limited time on some of the brand new properties at its Newton Grange development in Keresley, Coventry.

The development will comprise just 17 new two-, three- and four-bedroom houses, located by the Hare and Hounds pub, and with easy access to Coventry, the A444 and the M6 motorway.

Stamp Duty is a government tax that homebuyers have to pay as a percentage of the price of their new property. You can find out details of exactly how much here but even for a mid-market property (whether new build or second hand), this can be an unwanted expense of thousands of pounds.

There are homes across a range of sizes and budgets which come with Kendrick Homes’ current offer:

‘The Cloverley’ is a two-bedroom house which comes with 770 sq ft of living space and could be a perfect choice for first-time buyers and downsizers alike. There’s a cloakroom off the hallway, then it’s through to the fitted kitchen/dining room. In turn, this leads to the lounge, which has French doors to the garden. Upstairs, both bedrooms are doubles, with fitted wardrobes to bedroom one. They share the bathroom. This house type starts at £264,950 and the Stamp Duty offer is worth up to £997.

‘The Hanley’ is a semi-detached three-bedroom house. The heart of this home is an open-plan kitchen/dining/family room which has an island with stove, worktop and storage, which might make a great breakfast bar too. French doors from this room lead to the garden. The separate dual-aspect lounge has its own set of doors to the rear garden too. Cloakroom and understairs cupboard complete the ground floor. Bedroom one has built-in wardrobes and an en suite, while another double bedroom and single bedroom share the bathroom. ‘The Hanley’ is priced from £375,000 and the Stamp Duty offer is worth £6,250.

For a sizeable family homes, ‘The Denford’ could be the choice. This double-fronted house has a welcoming hallway and off to one side, at the front of the house, is reception room or potential dining room, while of the other is a larger lounge, which has French doors to the rear garden. Past the cloakroom and some useful understairs storage and you reach the dual-aspect, open-plan kitchen/family room, which has a feature island stove/breakfast bar, and off which is the utility room. The main room also has French doors to the garden. Three of the four bedrooms are doubles, with the bonus of en suite and fitted wardrobes to bedroom one, and a dedicated dressing area for bedroom two. Bedroom four could make a great home office. The bathroom has a standalone bath and a walk-in shower.

With a total of 1,533 sq ft of living space, together with detached double garage plus two parking spaces, ‘The Denford’ is priced from £535,000 and the Stamp Duty offer is worth £14,250.
