The Latest Home Reach Properties In The North West

The Home Reach part buy-part rent scheme is available on brand new homes at developments across the North West...

For house-hunters across the North West of England on a modest budget, there’s a chance to ‘part buy-part rent’ brand new homes at developments across the region thanks to the Home Reach initiative.

For buyers who meet the eligibility criteria, Home Reach is an opportunity to purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with housing provider heylo as the landlord. The scheme is offered on selected plots at developments across England and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Willowherb at Victoria Mews is situated just outside Southport, just two miles from the town’s station and with easy access to the likes of Liverpool, Preston and Blackpool. Families will be impressed by the high-quaility schools nearby and the perfect home might be the ‘Ellerton’. The kitchen/dining room at the rear has French doors to the garden and there’s a separate lounge at the front of house. A cloakroom and understairs storage are off the lobby. Two of the three bedrooms are doubles and one has the benefit of an ensuite shower room. The other two can share the family bathroom. This home is from £114,000 for a 50% share (full market value from £228,000) and the buyer will be required to provide a minimum of 5% deposit from £5,700.

Highgrove ParkHighgrove Park

Highgrove Park is an apartment development in the well-served market town of Ormskirk, with easy access to the likes of Southport, Wigan and Liverpool. A one-bedroom unit here is priced from £74,975 for a 50% share, based on a full market value from £149,950 and requiring a minimum of 5% deposit from £3,749. This has an open-plan kitchen/living/dining room, two useful storage cupboards off the hallway and comes with an allocated parking space.

In Broughton, just north of Preston, The Avenues has some ideal first homes set on wide, tree-lined streets and with some new public green spaces. One example is the ‘Downham’,a two-bedroom house with living room at the front, kitchen/dining room to the garden at the rear, downstairs WC, understairs storage and a bathroom. This is priced from £107,500 for a 50% share (full market value £215,000, minimum 5% deposit £5,375). Another example is the ‘Croston’ which has a similar layout but there are three bedrooms. This is priced at £122,500 for a 50% share (full market price £245,000, requiring a minimum 5% deposit of £6,125).

Alston Grange is located in Longridge in the Ribble Valley surrounded by scenic countryside but within easy reach of Preston. Illustrating the variety of property types offered by Home Reach, the ‘Lathom’ is a two-bedroom bungalow which is priced from £93,998 for a 50% share (full market value from £187,995, requiring a minimum of 5% deposit from £4,700). This has a fitted kitchen, a separate living/dining room with French doors to the garden, a double master bedroom, single bedroom two, bathroom and useful storage off the hallway.

Waterside GardensWaterside Gardens

Waterside Gardens is set in the heart of Wigan’s iconic Pier Quarter and offers an opportunity to experience canalside living. There’s an eye-catching, energy-efficient contemporary three-bedroom townhouse here where buyers can start with a 50% for £127,500 (full market value £255,000 and requiring a minimum 5% deposit of £6,375). A door from the entrance hall leads into the large open-plan kitchen/living/dining room, which has French doors to the self-enclosed garden. There’s also a downstairs WC. There are two double bedrooms on the first floor (one with en suite) as well as the family bathroom, and there’s another en suite double room on the top floor, along with a private terrace which overlooks the waterfront.

The Wharf is a building of 44 apartments in a waterside location in Altrincham. Here, a two-bedroom property is available through Home Reach. Priced from £172,000 for a 50% share (full market value from £344,000), this home has an open-plan kitchen/diner/living area, master bedroom with en suite, a second double bedroom, a bathroom and built-in storage. This home will require a minimum of 5% deposit of £8,600.
