Developments Offering A Final Chance With Home Reach

There are developments across Britain with a last opportunity to get a brand new property through Home Reach...

There are a few new homes developments across England which are offering their final chance to part buy/part rent through the popular Home Reach initiative.

Home Reach gives buyers who meet the eligibility criteria the opportunity to ‘part buy-part rent’ a brand new home. You can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Here's a look at some ‘final chance’ developments across England:

East GateEast Gate

South East

East Gate is in Wantage, Oxfordshire. It’s located in a great neighbourhood with a strong community atmosphere offering shops, schools and amenities on your doorstep. It’s a town half-an-hour from Oxford with good transport links and, being on the edge of the North Wessex Downs AONB, on the doorstep of beautiful countryside. The ‘Bassett’ is an apartment with one bedroom, a double-aspect open-plan kitchen/living/dining room, a bathroom and off-hallway storage. With Home Reach, it is priced at £105,000 for a 50% share (full market price £210,000), requiring a deposit of £5,250.

Glebe Meadows is in Wavendon, on the eastern fringe of Milton Keynes, about five miles from its well-served town centre and station. It’s only four miles to Junctions 13 and 14 of the M1 too. The last home for sale with Home Reach here is the three-storey ‘Poplar’ semi-detached house. This has the fitted kitchen/dining room, cloakroom and study one the ground floor sitting room, bathroom and one bedroom on the first floor; and two more bedrooms (one with en suite) on the top floor. A 50 share is priced from £212,500 (full market value from £425,000) and would require a
minimum of 5% deposit from £10,625.

Potter’s Field is in Ringmer, just a few miles from the characterful East Sussex town of Lewes, the coast and vibrant Brighton. The ‘Norlington’ is a two-bedroom house type with fitted kitchen, double-aspect dining/sitting room with French doors to the garden, a downstairs cloakroom, and first-floor bathroom. Both bedrooms are doubles, with an en suite to bedroom one. Through Home Reach, a 50% share can be purchased for £195,000 (full market value from £390,000), requiring a minimum of 5% deposit from £9,750.

Stockwood GardensStockwood Gardens

East Anglia

Stockwood Gardens in Luton is a development of 340 high-specification one-bedroom apartments with homes across 11 individual residential blocks. There are with picturesque views of Stockwood Park, the local golf course and rugby club. With Home Reach, for £105,000 (50% of the full market value of £210,000) a buyer can secure a one-bedroom apartment with kitchen/living/dining room with a glazed aspect and door to the private balcony, and a bathroom and storage cupboard off the hallway. A minimum 5% deposit of £5,250 would be required.

The Square is in Harlow, the well-connected Essex town which is undergoing major regeneration. As well as offering its own shopping centre and a range of amenities and public open spaces, it has excellent rail links to central London and Stansted Airport, and is close to the A414 and M11. At £92,500 for a 50% share (full market value £185,000) through Home Reach, there’s a final one-bedroom apartment with fully fitted kitchen/diner, and bathroom. The double bedroom comes with built-in wardrobes. This requires a minimum of 5% deposit from £4,625.

Blacksmith’s GreenBlacksmith’s Green

East Midlands

Blacksmith’s Green is a 56-home development in Ruddington, just south of Nottingham. Nearby are the community centre, village hall and pubs, and an abundance of wildlife in the nearby Attenborough Nature Reserve. The last home available via Home Reach is the ‘Leverton’, which could be perfect for a family. On the ground floor are the kitchen/dining room, utility room, cloakroom, living room with French doors to the garden, and a study. Upstairs, three of the four bedrooms are doubles (one with en suite) and the family bathroom complete the layout. A 50% share is from £194,998 (full market value from £389,995), requiring a minimum of 5% deposit from £9,750.

North East

In Spennymoor, under 20 minutes from Durham and Bishop Auckland, is Burton Woods. The town has plenty of shops, amenities and facilities of its own, and for long-distance journeys it’s only a 10-minute drive to the A1(M). The ‘Ellerton’ is the final home available with Home Reach here. The kitchen/dining room at the rear has French doors to the garden, and there a separate lounge at the front of the home. There’s a cloakroom downstairs and a family bathroom upstairs, along with two double bedrooms (one with en suite shower room) and a single bedroom. A 50% share is priced from £74,998 (based on a full market value from £149,995), requiring a minimum deposit of £3,750.

School Court is in Pegsworth, a few miles from Morpeth, Northumberland, which has a host of shops and amenities of its own and is well connected on the East Coast mainline between London and Scotland. Beautiful beaches are a quarter-of-an-hour’s drive away. The semi-detached ‘Cork’ is the final Home Reach home here. Through the lounge at the front of the home to the kitchen/diner at the back, off which is the cloakroom and the rear garden. Upstairs are two double bedrooms and the family bathroom. A 50% share of this home is priced from £69,498 (based on a full market value of £138,995), for a minimum 5% deposit from £3,475.
