Part Buy-Part Rent Event In Godalming This Weekend

Buyers seeking an affordable new home in Surrey are invited to a part buy-part rent event at the Heron House development in Godalming this weekend.

Taking place on Saturday 23 and Sunday 24 October, from 10.00am to 4.00pm both days, it’s an opportunity for house-hunters to find out more about the Home Reach buyer assistance scheme.

Home Reach is a partnership between housing provider heylo and a number of housebuilders across England which gives buyers who meet the eligibility criteria the opportunity to ‘part buy-part rent’ a brand new home. You can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the price of the purchased share) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Heron House is a collection of 45 one-, two- and three-bedroom apartments located close to the River Wey, about a 15-minute walk from the centre of the charming and historic town, with its independent shops, restaurants and pubs.

There’s an impressive specification which includes underfloor heating and numerous well-respected brands, such as Porcelanosa kitchens and bathrooms, and Siemens appliances. There’s secure bicycle storage and all apartments come with allocated parking. Many units have a private garden or balcony.

A number of units here can be purchased to move into before Christmas. A one-bedroom example has an open-plan kitchen/dining/living room, private balcony, double bedroom and bathroom. It comes with underfloor heating, bicycle storage and allocated parking. A 50% share is priced £160,000 (full market value from £320,000), which requires a minimum 5% deposit from £8,000.

A three-bedroom apartment would be a much better option for a young family. which has a large, open-plan living/kitchen/dining area, with French doors leading out onto the balcony. There is a double bedroom with en suite, two smaller bedrooms, and a separate bathroom. It comes with allocated parking and secure bicycle storage. A 50% share is priced from £212,500 (based on a full market value of £425,000) and requires a minimum of 5% deposit from £10,625.

Set in the heart of the Surrey Hills, Godalming offers excellent road and rail connections (50 minutes into London Waterloo), being only a short drive or two stations from Guildford and within a half-hour drive of the likes of Woking, Haslemere and Aldershot.
