Still Time To Save On Stamp Duty In Hemel Hempstead

Posted 9 August 2021 by Keith Osborne

A saving on Stamp Duty and the availability of Help to Buy are driving house-hunters to Hill's development, The Gade...

For Hertfordshire buyers who are on the hunt for a new home that offers first-class living with Help to Buy, WhatHouse? Housebuilder of the Year Hill’s new development, The Gade, could be a must-see, with Stamp Duty savings available and selected apartments for sale under the government's popular equity loan scheme for first-time buyers.

For a limited time, the government’s Stamp Duty holiday is still applicable to homes priced up to £300,000 and a number of homes here can also be purchased with a deposit of just 5% thanks to Help to Buy.

The Gade is a collection of one- and two-bedroom apartments and there’s a newly launched one-bedroom show apartment to view by appointment, providing would-be buyers with a tangible example of the high-quality finish and contemporary specification they can expect from a Hill home. An impressive kitchen/living/diner features direct access onto a private terrace – this area provides a bright and versatile space where owners can cook up a storm to enjoy an evening with friends, spend the day working away from the office or simply to relax at the weekend. A generous bedroom features fitted wardrobes and full height doors that also open onto the terrace. Storage needs are taken care of, the hallway is host to a large storage cupboard, as well as a separate utility cupboard for extra space that houses a washer/dryer. Each property also features underfloor heating as standard, onsite cycle storage and secure allocated parking.

Katie Garwood from Artspace Interior Design, commented: “The new show apartment has been designed with professional first-time buyers in mind. We wanted to keep it fresh and bright to maximise the space, so we chose a mix of teals with white and accents of black to provide a subtle dramatic edginess. We have used paint band effects across the home - in the living area we chose a diagonal design, adding colour without it feeling too imposing, and this continues into the bedroom using a similar technique to add bold colour without using wallpaper. We have strived to ensure that the overall design creates affordable inspiration for first time buyers showing how they can create a stylish, modern home with striking colour themes by using clever designs, accessories and contemporary wall prints.”

The Gade is located is within walking distance of Hemel’s elegant Old Town and the River Gade. Currently undergoing a £30million program of regeneration, this offers buyers an opportunity to take advantage of investing early into an area that is set to be transformed. Six regeneration zones will be revamped over the coming years creating new public spaces for education and community purpose, pedestrianised shopping areas and new transport infrastructure. Purchasers who choose to make The Gade their home will be able to enjoy seeing their local area flourish into an attractive and welcoming place to live, shop, work and explore.

It’s only half-an-hour’s rail journey to Euston from Hemel Hempstead station, which is just over a mile away and this town has become a popular choice for commuters and professionals seeking an equal balance of city and countryside. A few minutes from The Gade buyers can take a stroll through Hemel Hempstead’s Tudor High Street – lined with cobbled streets and half-timbered buildings, is host to a number of fashionable cafés, designer boutiques, galleries, restaurants and bars. Gadebridge Park is also a short stroll from home, and from here buyers can immerse themselves in the calming chalky streams and open countryside of the Chilterns.

Prices at The Gade start from £269,950 for a one-bedroom apartment. Find out more from Hill.
