Launch Of 255-Home Development In Cambridge

Timber Works, a new community in Cambridge inspired by the site’s history as a timber yard and sawmill, will be unveiled on Saturday 31 October, with a collection of contemporary one- and two-bedrooms apartments and three- and four-bedroom houses the first to launch.

The architecture is a distinctive look that reflects the area’s industrial heritage as Ridgeon’s timber yard which dates back over 100 years. The brickwork includes a striking mix of light and colour tones to represent the textual quality of the sawn and stacked timber, with the façade of each brick adapted to look like the grain typically found on timber.

Interiors have calm neutral tones and large windows which maximise natural light throughout the homes. Contemporary kitchens are designed to complement each individual house type and include energy-efficient appliances, while luxurious bathrooms feature vanity tops and matching bath panels along with Hansgrohe taps and showers. Underfloor heating is incorporated into each apartment and to the ground floor of the houses, providing comfort to homeowners during the colder months.

Each of the homes at Timber Works include either a private garden, balcony, terrace or winter garden.

Timber WorksThe first of them being unveiled form part of the wider 295-home development, a partnership between Cambridge City Council and Hill, at Cromwell Road in Cambridge, with a total 177 homes for private sale. This new neighbourhood is tailored to encourage community interaction, with a 50-place nursery and landscaped central park. Close by is the 49.3-hectare Coldham's Common and its wildlife trail, which is just a four-minute cycle away and sits alongside Coldham’s Brook.

Residents wanting to reduce their carbon footprint have access to electric car charging points, and cycle stores, which are likely to prove popular with Cambridge market square just a 11-minute cycle away. Timber Works is also just a three-minute cycle from Mill Road, a vibrant, mile-long stretch of independent cafés, quirky shops and restaurants and is one of Cambridge’s most vibrant, creative and cultural destinations. The road includes independent eateries and coffee shops such as Masterchef finalist Alex Rushmer’s Vanderlyle, Scott’s All Day and 5 Blends, the Mill Road Butchers, quirky boutiques such as the Relevant Record Shop, ‘Life on a Bike’ for those all-important cycling purchases, and Timber Works’ sister development, Ironworks.

The homes are an eight-minute cycle from Cambridge train station, offering direct trains to London King’s Cross and London Liverpool Street. They are also just around the corner from many business parks and international business headquarters for companies such as AstraZeneca. For keen walkers and cyclists, Timber Works is also near the Chisholm Trail, which will prioritise the safety of cyclists and pedestrians by providing a mostly off-road and traffic-free route between Cambridge railway station and the new Cambridge North station.

Timber Works is launching on 31st October. Prices for the one-bedroom apartments start from £304,950, and £659,950 for the three-bedroom houses.
