Part-Exchange Available On Lakeside Scheme in Bedfordshire

Part Exchange is now available at the recently launched Hayfield Lakes development in the Bedfordshire village of Clophill.

The first release of 50 zero-carbon ready homes has already been matched with buyers, with a new selection of homes now released for sale off-plan by WhatHouse? Housebuilder of the Year Hayfield.

Accessed off Shefford Road within semi-rural central Bedfordshire, the range of two-, three-, four-, and five-bedroom family houses and bungalows are priced from £575,000 to £1.475million.

Part Exchange is now available on all Hayfield Lakes homes, subject to eligibility and a minimum 30% differential in the price of the purchaser’s current home. Hayfield’s Part Exchange initiative includes the luxury of a week-long moving in window. The scheme enables house-hunters to have total peace of mind over the timescales of their move, taking hassle and stress out of the process.

Located next to a new 292-acre nature reserve and lake, Hayfield’s £25million development will offer a greener way of living, thanks to air source heat pumps, energy-efficient underfloor heating, EV charging points, 100% renewable energy, and fibre optic broadband.

Off-plan sales are being taken from a dedicated sales lounge that has been created at Hayfield Gate in the nearby Bedfordshire village of Clifton. A large interactive model of the Hayfield Lakes scheme is enabling interested parties to take a closer look at the site layout and various house designs. The carpets were laid before any of our furniture was moved in, and we were able to move everything else over a few days. We love the quality and design of all the living space and are very happy and settled here.”

The Greensand Trust is currently underway with work to create Clophill Lakes Nature Reserve, which will be accessible via a dedicated pathway from Hayfield Lakes. The new community facility is a haven for rare wildlife and waterfowl, including otters and kingfishers. Hayfield’s development will also incorporate public open space, new habitats for wildlife, a children’s play area, and the vast majority of existing trees and hedgerows will be retained and enhanced.

Hayfield Lakes has been designed with a high degree of consideration to the local vernacular, with features including timber and brick detailing. Predominantly heritage red brickwork will be complemented by dark grey feature window frames, traditional brown and grey roof tiles, and render in key locations.

Clophill is located 10 miles south of the city of Bedford, 11 miles north of Luton, and 18 miles east of Milton Keynes. A bus stop for a range of routes is situated 200m from the site. A convenience store, two bars/restaurants, Cainhoe Wood Golf Club, a local swimming centre, a lower school and preschool, Clophill Village Hall and two churches are all within a mile from the development. The local towns of Shefford, Ampthill and Flitwick offer additional facilities, including supermarkets. Flitwick train station is four miles away, providing regular services to London, Gatwick Airport, Brighton and Bedford.
