Gardens And Landscaping Unveiled At New Retirement Village

Located in Lower Shiplake’s picturesque countryside, Shiplake Meadows is a £50m (GDV) highly sustainable integrated retirement village, delivered by a joint venture between Galliard Homes, one of London’s leading developers, Probitas Developments, a specialist in retirement living and O’Shea, a market-leading contractor.

With six-acres of thoughtfully designed communal gardens and landscaping, Shiplake Meadows will provide high-quality homes with both on-site care and lifestyle amenities in impressive surroundings. Since the sales launch earlier this year, Shiplake Meadows has had a lot of interest and is now 20% reserved off-plan.

The new retirement village is located just two miles from Henley-on-Thames, and will deliver 65 homes comprising two- and three-bedroom apartments, including penthouses, and two- to three-bedroom cottages within a high-quality assisted living village. The village will also provide a Clubhouse featuring a bistro, bar, gym/fitness suite, and wellbeing services including on-site care services, and a dedicated taxi service for residents to make use of.

The gardens and landscaping have been brought to life through a collaboration between Hannah Griffin of ACD Landscape Architects and Nick Baker of award-winning Nick Baker Architects. This partnership has ensured a seamless integration of architecture and natural surroundings, with the gardens and soft landscaping beautifully framing the village's buildings throughout.

The focus has been to incorporate trees, plants, and flowers indigenous to the local Henley and Shiplake area. Every tree on the development is locally sourced, including willow, hazel, and dogwood varieties, while the orchard boasts a variety of English apple and pear trees for residents to enjoy. The mixed herbaceous borders feature many English flowers and plants, adding to the charm and natural beauty of the village.

Spread across six acres of gently contoured landscaped grounds and gardens, Shiplake Meadows is enveloped by a mature tree boundary on three sides, creating a sense of tranquillity and seclusion. The design of the gardens includes strategically placed specimen trees to establish a local identity and create stunning vistas and pathways throughout the village. In total, over 3,000 new trees and plants are being planted as part of the landscape creation at Shiplake Meadows, further enhancing its environmental sustainability.

Residents will have the pleasure of indulging in a fresh fruit orchard and a community vegetable garden, fostering a sense of community and allowing them to connect with nature. With carefully planned flower beds and shrubbery, the scheme has been designed to change with each season.

Phase One at the development includes the Clubhouse, Orchard Cottages and apartment buildings Elm House and Woodside House, with a fully dressed Orchard Cottage available for viewing in September 2023, with first occupations from November 2023. All of the properties set to be delivered at the development are either dual or triple aspect, offering a new standard for retirement living, and are set within small groups of buildings that results in a highly distinctive and bespoke feel.

The two-storey cottages have been primarily designed in pairs, designed to be inhabited by those who wish to downsize from larger family homes yet still desire spacious living. Each cottage has its own open plan kitchen/living/dining area which opens onto the rear patio. All cottages have a private garden area both at the front and rear of the property as well as their own private parking to the front or side of the home.

Access to the Clubhouse and show homes will be available from September 2023. Prices for the homes within Phase One start from £595,000 for a two-bedroom apartment in Elm House, £625,000 for two-bedroom apartment in Woodside House and prices in Orchard Cottages start from £900,000 for a two-bedroom cottage. The sales suite is open from Tuesday to Saturday from 10am to 4pm with the closing time extending to 5pm in March.
