Housebuilder Hosts Three Home Counties Events This Saturday
WhatHouse? Award-winner Crest Nicholson is hosting house-hunter events at some of its current developments in the Home Counties on Saturday 15 May.
The first is an exclusive Help to Buy event taking place between 10.00am and 5.00pm at Upper Longcross in the heart of Surrey. Potential purchasers are invited for a socially distanced visit of the show home and will have the chance to find out more about the latest updates to the government-backed Help to Buy: Equity Loan scheme. Guests will be able to ask questions and receive tailored advice to understand how they could use the scheme to secure their first home.
Help to Buy was relaunched in April and is now available only to first-time buyers. It requires a 5% deposit and provides a 20% equity loan, leaving the buyer to find a 75% mortgage. There are regional price thresholds for properties which qualify – in South East England, it is £437,600.
Eileen Guihen, sales and marketing director at Crest Nicholson South, commented: “Our sales team will be on hand on the 15th of May to answer any questions potential purchasers may have and provide advice to get them into their first home. We ask those interested to please get in touch to book an appointment.”
Upper Longcross boasts a collection of one- and two bedroom apartments in the thriving neighbourhood of Longcross. Prices start at £299,950 and £409,950 respectively. Selected homes available on the government-backed Help to Buy: Equity Loan scheme and Crest Nicholson’s SmoothMove scheme. Find out more from Crest Nicholson.
Tangier Gardens
Also this Saturday between 10.00am and 5.00pm, the housebuilder is hosting a similar event at Tangier Gardens in Bishop’s Waltham, Hampshire.
Guihen added: “With the recent changes to the Help to Buy: Equity Loan scheme – especially around the regional equity loan price cap – there can be some confusion around who is eligible for the scheme. We have a range of homes available with Help to Buy at Tangier Gardens.”
Tangier Gardens boasts a collection of three- and four-bedroom homes in the small market town of Bishop’s Waltham, located in the Meon Valley at the head of the River Hamble. Prices start at £419,950 for a three-bedroom and £549,950 for a four-bedroom house, with some available through Help to Buy or Part Exchange. Find out more from Crest Nicholson.
The focus is on Part Exchange at an event at The Collection in Burghfield Common, Berkshire, also taking place between 10.00am and 5.00pm on Saturday 15 May.
Potential purchasers will be invited by appointment only for a socially distanced visit of the show homes and will have the chance to demystify the Part Exchange process. Purchasers will be able to ask questions and receive tailored advice on how they can use the scheme.
The Collection
In simple terms, Part Exchange is trading a house you already own to move up the property ladder into your new home. The housebuilder purchases your existing property and the value is taken away from the price of the property you are buying. It could be a perfect solution for people who would like to sell up and move home, however are deterred by the stress, hassle and cost, meaning they are living in a home which they have fallen out of love with or that no longer fulfils their needs.
The process is robust and transparent, ensuring homeowners get a fair market value for their current home. Independent valuations are obtained from three different high-street agents and an offer is made off the back of these third-party valuations.
There are several benefits to Part Exchange with Crest Nicholson:
- It guarantees a cash buyer for your home.
- As the process is between the developer and the seller, this removes complicated chain delays, often making the moving process quicker and reducing stress.
- You will receive a fair value for your existing home.
- You can remain in your existing home until your new home is ready.
- The company covers all agent’s fees, meaning sellers can avoid costs they would be paying if selling on the open market.
- It is a streamlined transaction and purchasers are given professional support and guidance throughout the process.
Guihen commented: “Part Exchange might usually be something you associate with buying a car, so some purchasers are unaware it is a route into homeownership. In fact, the same principles apply – you essentially trade the property you own to move up the property ladder, so it’s a great option for upsizers. A major frustration for home movers that have a property to sell is chains can delay your move, however Part Exchange takes the stress out of the process, guaranteeing you a cash buyer and instead allowing you to focus on the excitement of buying your new home. Our sales team is looking forward to welcoming customers both virtually and socially distanced, so please do get in touch to book an appointment.”
The Collection features a mix of four- and five-bedroom houses starting at £589,950 and £874,950 respectively. Select homes are available on Part Exchange and Crest Nicholson’s SmoothMove scheme. Find out more from Crest Nicholson.
