Keith OsborneOn behalf of developer Pure Eco Homes, estate agent Cheffins has announced the launch in early 2024 of an exclusive collection of luxury properties in Burrough Green, near Newmarket, that will go ‘beyond zero’ to be carbon negative.
Named Oak Tree Rise, it comprises just five luxury detached barn-style properties in a courtyard setting within a two-acre site. In order to achieve its exceptional rating, these homes are built in line with Passivhaus standards, including the use of hemp as the primary insulation material, using the HEMSPAN® trademarked BIOHAUS® standard for design.
This means the properties have external walls which are insulated but also breathable, offer first-class acoustics and also the highest standard of thermal performance and temperature regulation. Other significant eco measures, including solar shading, household water conservation, mechanical heat-recovery ventilation (MVHR), low VOC natural materials, insulated raft foundations, and it is also the first UK development to use low-carbon cement, by Hoffman Green.
With predicted energy performance ratings of 97/100, each of the properties at Oak Tree Rise is set to generate more energy than is used across the year for heating, light, and standard operating demand for electricity, therefore offering a potential of a 75% reduction in energy bills for any buyer.
The five substantial properties are a mix of four- and five-bedroom designs offering around 2,700 sq ft to 2,900 sq ft of living space. Designed by Pixel Architecture, feature extensive open-plan living spaces with dual-sided feature bio-ethanol fireplaces and vaulted ceilings, with bi-fold doors leading to generous verandas with raised decking. There are separate walk-in pantries and large utility/boot rooms, as well as separate snugs and dedicated work-from-home spaces. Subject to the build stage at reservation, buyers will have the option to select their own kitchen and bathroom fittings. Upstairs, the spacious principal bedroom has vaulted ceilings and en suite bathrooms.
Built to Passivhaus solar strategies, the angle of every property factors in the direction of sunshine, ensuring that living spaces do not overheat, whilst also being flooded with plenty of natural light with multiple large floor-to-ceiling windows. Each home will have large, private gardens, and will be set within carefully landscaped and all-encompassing grounds, featuring native trees and herb gardens.
