If a buyer sees a great new build property at a Cavanna Homes development, they can find out more about the home and Part Exchange initiative by visiting the marketing suite to talk face-to-face with a sales advisor. Once you have decided on your ideal new home, you will be asked to fill in a questionnaire regarding your existing home. At this point neither you or Cavanna Homes are committed to purchasing, and the home you are interested in will remain on the market. The housebuilder then arranges a valuation on your existing property, carried out by three independent estate agents. For Part Exchange to take place, the value of your property needs to be 35% less than your chosen Cavanna home.
After speedy valuations, Cavanna Homes will provide you with a formal offer on your current home. Once accepted by you, any agreement is subject to a satisfactory Home Buyer’s Report of your existing home. The cost for the report will be paid for by Cavanna Homes, though it is your responsibility, as the owner, to produce up to date electrical and gas certificates for your property, confirming that the supply is safe to use.
There are a number of benefits to Part Exchange. Once you’ve accepted the price offer from Cavanna Homes, you can go ahead and reserve the new home you want without having to find a buyer for your existing home first. Once the price is agreed, the housebuilder will buy your home, subject to survey and contact. There’s no property chain, means no risk of a buyer pulling out or delaying your move. You can move into your Cavanna Home as soon as it is ready, with no need to worry about having to move out of your current property early. All the estate agent’s fees are paid by the housebuilder, potentially saving you thousands of pounds.
