Part Exchange Offered At Staffordshire Sites

Keith OsborneFor anyone who already owns a home but is looking to upsize to an energy-efficient and low-maintenance brand new property in Staffordshire, the thought of the property chain can be daunting, with the potential for things to go take them ‘back to square one’ in the selling/buying process. Part Exchange could be the answer.
Purchasing a new build home eliminates the chain going forward and taking up a Part Exchange scheme from a housebuilder can remove the other side of the chain, with the company being a cash buyer for an agreed price. There’s the bonus of removing estate agency fees from your buying budget too.
Barratt Developments – a former WhatHouse? Housebuilder of the Year which operates under its Barratt Homes and David Wilson Homes brands – is offering its own Part Exchange schemes (terms and conditions apply) at numerous current sites across Staffordshire.
On the west side of Tamworth, Heron's Reach at Dunstall Park is 70% sold but still offers a good range of two-, three- and four-bedroom homes, with three show homes for house-hunters to see. Among several offers right now is a 105% Part Exchange deal on one of the houses which is ready to move into right now: the ‘Hadley’ is priced at £367,000 [] and this three-bedroom detached property comes with over £7,000 worth of upgrades.
Close by, Barratt Homes is also building a wide array of house types at Dunstall Park, and right now homes with two, three or four bedrooms start at £243,995.Among them is the ‘Kingsley’, a four-bedroom house overlooking the canal, from £389,995, which is available with Part Exchange Guarantee or £105% Part Exchange.
The Fallows
Ten minutes from the town centre, The Fallows is on the edge of Cannock Chase and nearly half-sold, but from £280,000 there are a variety of three- and four-bedroom house types available at the moment. David Wilson Homes’ Part Exchange Guarantee scheme is offered on the ‘Exeter’ on Plot 37. Coming with over £12,000 worth of upgrades and interiors packages, this four-bedroom detached home with integral garage and a west-facing garden is priced from £450,000.
Deer's Rise is Barratt Homes’ neighbouring development and its three- and four-bedroom houses have starting prices ranging from £262,995 to £499,995 right now. Among the incentives are the Deposit Unlock initiative and a discount of thousands of pounds to key worker buyers. The ‘Alderney’, at £412,995, is offered with the 105% Part Exchange deal. This large detached home has an open-plan, upgraded kitchen/dining room, dual-aspect lounge and en suite to one of its four bedrooms.
There’s another of the ‘Exeter’ house type available with Part Exchange at Olive Park in Uttoxeter. Also priced from £450,000 and ready to move into, this property comes with over £11,000 worth of kitchen and flooring extras. This one offers four double bedrooms and a large open-plan kitchen/dining/family room with French doors to a south-east-facing garden. The development currently has two-, three- and four-bedroom houses for sale starting at £225,000, some with Deposit Boost and mortgage contribution deals.
The ‘Lutterworth’ house type
Poppy Fields is to the south of Uttoxeter, just a four-minute drive from the railway station and with excellent commuter links to Stafford, Stoke and Derby. Prices for the two-, three-and four-bedroom homes for sale start at £264,995. One of them – the three-bedroom ‘Lutterworth’ at £319,995 – is ready to move into and qualifying buyers can purchase through the housebuilder’s 105% Part Exchange offer. Among its highlights are the dual-aspect lounge, e suite to bedroom one, kitchen and flooring upgrades and two private parking spaces.
Barratt Homes is currently selling three- and four-bedroom houses at Bertelin Fields, situated just three miles from Stafford town centre and minutes from the M5, with prices starting from £224,995, with a variety of special deals on selected plots. Plot 372, the ‘Hale’ at £399,995, can be purchased through 105% Part Exchange. This is a detached home with integral single garage, upgraded kitchen/dining room, separate lounge and four double bedrooms (one with en suite).
Waterside is on a canalside site in Trentham, Stoke-on-Trent. It’s current three- and four-bedroom house types start at £266,995 and the first homes will be ready to move into next spring. Barratt Homes is hosting a mortgage advice weekend for house-hunters at this development on Saturday 14 and Sunday 15 January 2023. The three-bedroom ‘Lutterworth’ on Plot 41 [] is priced from £337,995 and can be purchased through the 105% Part Exchange scheme, or alternatively an up to 5% deposit contribution.
