News From Housebuilder’s Eastern Yorkshire Sites

Barratt Developments is a former WhatHouse? Housebuilder of the Year that delivers thousands of new homes every year under its Barratt Homes and David Wilson Homes brands, and it has a number of developments currently active in the East Riding of Yorkshire, from where we bring the latest news.

At Harland Park in Cottingham, on the outskirts of Hull, there are just two homes remaining for sale on Phase 1, but a new range has been launched from Phase 2. Prices start at £289,000 for the three- and four-bedroom houses now for sale. There are numerous useful things nearby including a medical centre, hospital, leisure centre and numerous shops and place to eat, and residents have easy access to two Ofsted 'Outstanding' primary schools and a 'Good' rated secondary school. The show home is now for sale here. The four-bedroom ‘Winstone’ is a large detached home with southwest-facing garden. All four bedrooms are generous doubles, and two have an en suite. There’s a very flexible downstairs with open-plan kitchen/family room, a separate lounge, a separate dining room and a dedicated study. Coming with a detached double garage, this home is on sale for £540,000.

Around the corner, Barratt Homes is constructing its own range of homes at Poppy Fields with two-, three- and four-bedroom properties currently starting at £188,000. The ‘Bedale’ might make a perfect first home or somewhere to downsize to. This semi-detached bungalow has one double and one single bedroom, a kitchen/dining room, separate lounge and a family bathroom. It is offered with kitchen upgrades worth £2,750, a flooring package worth £2,050 and £5,000 deposit contribution.

‘Archford’The ‘Archford’ house type

Hesslewood Park, located off Jenny Brough Lane, Hessle, has a number of three- and four-bedroom house types for sale. This development is surrounded by picturesque farmland, yet just minutes from the Humber Bridge and A164, and the village itself offers cafés, restaurants and a host of shops and amenities. For families, excellent local schools include the 'Outstanding' Swanland Primary School. For first-time buyers on a limited budget who meet the eligibility criteria, the Home Reach part buy-part rent scheme is currently available on the ‘Archford’. You can purchase a 50% share of the home and pay rent on the remainder. It comes with kitchen/dining room, lounge, three bedrooms (one en suite) and a family bathroom. The 50% share is priced from £123,000 (full market value £246,000) and would require a minimum 5% deposit of £6,150.

At its part of this development, Barratt Homes is also building its own homes here, calling the project Fleet Green. A range if three-bedroom house types start at £234,000. On selected plots, the housebuilder is offering its Parent Power initiative, where buyers purchasing a first home and using some financial help from the ‘bank of mum and dad’ might also qualify to get a further 5% deposit contribution from the company. Terms and conditions apply. The ‘Maidstone’ is one example and priced at £234,000, it comes with an upgraded kitchen worth £2,750 and chrome trims worth £300. There’s a kitchen/dining room, lounge, cloakroom, bathroom, two double bedrooms and a single bedroom. This mid-terrace home has two parking spaces.

Minster View is in Beverley and is currently offering a range of three-and four-bedroom houses starting at £272,000, conveniently located close to excellent schools and the independent shops, delis and cafés of the historic town centre. One of the homes for sale is ready to move into and priced at £336,000, the ‘Hadley’. It comes with an upgraded kitchen worth £3,200, a flooring package worth £3,200, a £6,800 Stamp Duty contribution and £10,000 deposit contribution. Alternatively, buyers with a current home to sell could consider a Part Exchange guarantee to take away the expense and hassle of the property chain.

‘Kingsville’ style homeThe ‘Kingsville’ house type

Nearby is Queens Court, where Barratt Homes is selling three- and four-bedroom houses with starting prices from £267,000 to £382,000. Ready to move into right now is the three-storey ‘Kingsville’, which has a kitchen/dining room and study/fourth bedroom on the ground floor, en suite bedroom and lounge of the first floor and two more bedrooms and a bathroom on the top floor. There’s a kitchen upgrade worth £4,050, a flooring package worth £3,500, a £10,000 deposit contribution and Stamp Duty paid worth £5,000. Alternatively, buyers can ask about the Part Exchange Guarantee scheme available on this property.

Harrier Chase is in the popular village of Brough, just 11 miles from Hull. With good local shops and amenities, and excellent road and rail links, this location also offers countryside and coast close by and is also within the catchment area of the highly sought-after, Ofsted-rated 'Outstanding', South Hunsley High School and Ofsted rated 'Good' Hunsley Primary School. Prices here start at £316,000 for a newly released four-bedroom detached house but there’s a special deal on the £382,000, four-bedroom ‘Radleigh’ right now, which comes with an £8,000 deposit contribution or the Part Exchange Guarantee scheme. This home has an upgraded kitchen worth £4,050 and lighting and bathroom upgrades worth £3,200. The spacious layout accommodates four double bedrooms, kitchen/dining room, lounge, utility room and study, and outside is the detached double garage.
