Great Offers With Housebuilders’ North West Region

The Barratt Homes and David Wilson Homes brands are well-known around Britain, not least in the North West of England where they are building an impressive variety of home types that will suit different buyer requirements and budgets.

Purchasers can benefit from a range of initiatives to reduce their costs or financial requirements including the government-backed Help to Buy scheme and the companies’ own Part Exchange and 5% NHS Deposit Contribution, plus some special offers on individual homes.

We’ve taken a look at the current developments and found some exceptional offers across Lancashire, Cheshire and Merseyside.

Victoria Mews is just outside Southport and has a range of three- and four-bedroom houses from £103,250 to £265,000. The town’s train station less than two miles away and there’s easy access to the likes of Preston, Blackpool and Liverpool. Ainsdale beach just five miles away. For reservations before 28 February 2021. There’s a ‘1st Time Buyer Package’ which is worth some £5,000, comprising a deposit contribution, furniture package, legal fees and removal hire.

Right now, two of the houses here are available with the Home Reach initiative, where first-timers can ‘part buy-part rent’ their new home. This allows them to purchase a share of the property that they can afford and pay a reduced rent on the remainder. This gives them all the benefits of taking a first step on the property ladder with a smaller deposit and more modest income than they would need to buy outright. As and when they can afford it later, they can ‘staircase’ their share until they own 100% of the property.

For £103,250, buyers can purchase a 50% share of the ‘Ellerton’ house type. This has a lounge, a kitchen/dining room, downstairs WC, under-stair storage, two double bedrooms (one with en suite), a single bedroom/home office and a family bathroom. This property requires a household income of £27,805 (subject to terms and conditions) and would have a monthly rent of £237.

LewingtonThe 'Lewington' and Lightfoot Meadows

Lightfoot Meadows is only a few minutes from Preston city centre and a couple of miles from the M6 and M55. There are two ‘Outstanding’ rated schools, and some lovely countryside nearby.

Two-, three- and four-bedroom homes are priced from £136,000 to £337,500. Of these, one is for sale on a special scheme for first-time buyers. Plot 15 is the two-bedroom ‘Lewington’ which at £136,000 is 80% of the market price. It has an open-plan kitchen/dining/living room, downstairs WC, a bathroom and storage under the stairs and off the landing. Both bedrooms are doubles, and there’s also a private garden and two-car driveway.

The BrookvaleThe 'Brookvale' at The Brooks

The Brooks is in Barrow and offers two-, three- and four-bedroom bedroom houses in the Ribble Valley with far-reaching views of the surrounding countryside, some great transport links and a number of excellent schools. Blackburn is under 30 minutes away.

A couple of the homes here are available only to households where at least one person is over 55-years-old. Plot 219 also has the bonus – for reservations before 28 February 2021 – of a £10,000 contribution towards the deposit. The ‘Brookvale’ is a mid-terrace home with an open-plan lounge and kitchen/dining area, cloakroom and WC, two generously sized bedrooms and a family bathroom. This one comes with double parking space and south-west facing garden.

Phase 1 at Sundial Place in Thornton has fully sold out but Phase 2 is providing a number of three-bedroom houses now available from £235,000 to £269,000. The area is near to the coast at Crosby and offers residents some ‘Good’ rated schools with walking distance, pretty country parks, esteemed golf clubs, excellent shopping, nearby coastline and easy access to motorways.

Plot 146 is top-of-the-range of the current range, at £269,000, but this property is available with a deal for first-time buyers worth £5,000. It’s an unusual detached, double fronted, corner house type with a kitchen/dining room and separate lounge – both of which have French doors to the south-facing garden – a downstairs WC, a family bathroom, two double bedrooms (one with en suite shower room) and a single bedroom/home office.

MillfordThe 'Millford' at Waddow Heights - DWH

In Clitheroe, Waddow Heights – DWH has a range of four-bedroom homes which, with a number of highly regarded primary and secondary schools in the area, make them ideal for families. Some will be ready to move into this spring and prices are currently between £360,000 and £420,000.

David Wilson Homes’ Home of the Week is Plot 102, an example of the ‘Millford’ house type which overlooks open green space. All four of its bedrooms are doubles and it comes with an integral single garage. On the ground floor are the lounge with feature bay window and at the rear, an open-plan kitchen/dining/family room with its own glazed bay and French window to the south-facing garden. There’s also a utility room, WC and storage. The main bedroom on the first floor has an en suite shower room and the other three share the family bathroom. This home is priced at £370,000 and comes with an upgraded kitchen with integrated appliances included.

Scholars Place is in Alsager and offers an impressive array of two- to five-bedroom houses to suit a wide budget range, from £181,500 to £545,000. It’s a market town with a host of independent shops, weekly markets and on the doorstep of countryside walks. There's also a wide range of schools catering for children of all ages and commuters have the nearby, M6 and Crewe train station only 20 minutes away.

Plot 51 is a sem-detached show home for sale, a two-bedroom house priced at £195,000 which has been professionally decorated and furnished, and comes with everything included. This ‘Wilford’ house type has a lounge/dining room, separate kitchen, downstairs WC, storage under the stairs, a family bathroom and both bedrooms are doubles. It comes with two parking spaces.

A Guide To Part Buy Part Rent
Part Rent Part Buy is a scheme you can use with Home Reach where you buy a share of your chosen newly built home and pay a monthly rent on the part you don’t buy. Your budget will decide the size of the share you buy, rather than the size of your home. So, you might decide to buy a bigger share of a lower priced home or a smaller share of a more expensive home.

You are able to purchase your share in either cash savings or by taking out a mortgage. If you are taking out a mortgage to finance your share, you will need to allow for a minimum of 5% deposit. The larger your deposit (typically 10%) the lower your mortgage repayments are likely to be.
