Part Exchange Opportunities With Housebuilder In Lancashire

House-hunters in Lancashire who might be worried about the hassles of the property chain are welcome to seek out an opportunity to use Part Exchange on their current home on selected plots at Barratt Homes developments in the county.

With Part Exchange, the housebuilder offers qualifying buyers a price based on independent agents’ valuations of your existing home and if you agree with it, will become a cash buyer for – so there’s no chain for you to try to find a seller, there are no estate agency costs (the Barratt pays those) and you can move from your old home to the new one when it is ready. Barratt currently has some variations on the theme, such as Part Exchange Guarantee, Part Exchange Plus and 105% Part Exchange, which can offer different terms and benefits.

Rogerson Gardens is a few miles north of Preston, surrounded by open fields but close to the village of Goosnargh and market town of Longridge. When complete, it will be a mix of two-, three- and four-bedroom homes inspired by local styles, as well as flexible three-storey townhouses. Barratt is currently offering its 105% Part Exchange deal (where the buyer gets a bonus sum above the selling price) on two examples of the ‘Lutterworth’ house style. It’s a corner home design with a bright kitchen that has a dining area and French doors that open to the garden. The dual-aspect lounge has its own set of French doors. Upstairs, the main bedroom has an en suite while the other double bedroom and a single bedroom share the family bathroom. There’s a driveway for two cars. Prices start at £279,995.

A few miles away, near Longridge, Bowland Meadow is also bringing a range of two-, three- and four-bedroom homes to the market, including some which are available only to over-55s. Families will be impressed by two primary schools less than a mile away, and Longridge High School is only a 15-minute walk away. It’s only a 30-minute drive to Preston. The ‘Windermere’, from £316,995, is currently offered with the option of the 105% Part Exchange deal. It’s a detached four-bedroom home which comes with an integral single garage. Downstairs are the open-plan kitchen/dining room with utility room and WC, plus a lounge at the front. All four bedrooms are comfortable doubles – bedroom one has en suite shower room, the others share the family bathroom.

Centurion VillageCenturion Village

Centurion Village is a development taking shape on the former Leyland Truck test track, just south of Preston, where the new homes will be served by a new local centre putting essentials on the doorstep. Proximity to the M6 means it’s well-located for longer journeys from the Midlands to the Scottish border. There are some ‘Outstanding’ Ofsted-rated schools nearby. The ‘Hale’ is an attractive house type currently available through 105% Part Exchange, located in a cul-de-sac and ready to move into this spring. The ground floor has a lounge, spacious open-plan kitchen/dining room, useful utility room and cloakroom, as well as the integral garage. There are four double bedrooms (on with en suite) and a family bathroom upstairs. There’s a southeast-facing back garden. This house starts at £373,995.

Just outside Clitheroe, in the pretty setting of Ribble Valley and close to the Forest of Bowland OANB, Waddow Heights is already 80% sold and features a great collection of three- and four-bedroom houses. The nearby town centre provides a very good array of shops and services, while Blackburn, Burnley and Preston are all within a half-hour drive. Prices here start at £285,000 but for a budget of £400,000 a buyer could benefit from the Part Exchange when purchasing the detached four-bedroom ‘Kingsley’. The kitchen/dining room leads to the garden through French doors, while there’s a cloakroom, utility room, lounge and useful storage cupboard off the hallway. Bedroom one benefits from an en suite, the family bathroom serves the other three. Outside are a single detached garage and private driveway.
