Loft-Style Apartments Launch In Hayes This Weekend

Barratt London is launching the highly anticipated next building of its Hayes Village regeneration scheme, the Dufour Apartments, which once formed the central part of West London’s iconic Nestle chocolate factory. The launch event takes place at the development’s on-site sales and marketing suite on Saturday 17 July.

Formerly known as the Sandow Building, the loft-style Dufour Apartments are based on the original chocolate factory building which sits at the heart of the scheme, overlooking the peaceful Sandow Yard and a short distance from Wallis Gardens, a two-acre communal green space with an outdoor gym in homage to Eugene Sandow, the former Herculean strongman who owned the factory in its Art Deco heyday.

The building is based on the original Edwardian-Industrial features and proportions of the factory, drawing unique comparison to the great architecture of the past, including Harrods Depository building, with its classic red brick and stone banding. Dubbed Barratt London's best piece of architecture yet and designed by award-winning architects DMFK, the one-, two- and three- bedroom apartments include large Crittall-style windows, double-height entrance lobbies, vast ceiling heights of up to 3.7m, and a mix of large private terraces and balconies.

Ed McCoy, sales director for Barratt West London, commented: “We have been working hard with British Heritage specialists to ensure that the new buildings here recreate the style and feel of the past, from decorative stonework to enormous ceiling heights, whilst adding in classic features to create synergy with the surrounding Art Deco buildings. This heritage-led project hopes to celebrate the factory’s significant place in local history and its continuing role in the community’s future.

“There isn’t anything like this for sale at the moment, with the structural proportions of the Edwardian era combined with the pristine finish of a new build, so we’re expecting a very busy launch.”

Dufour ApartmentsBarratt London has named the new apartment block after the French Dufour family who invented the chocolate truffle in 1895, as a nod to the site’s rich heritage within the confectionary world. Indeed, residents at Hayes Village will be reminded of the factory’s unique chocolate legacy around every corner, from ‘Nestle Avenue’ to ‘Milk Street’. The iconic London site was home to many landmark inventions of the time, including the world's first instant coffee, the discovery of white chocolate and the famous Milkybar.

After closing its doors in 2014, the redevelopment of the 30-acre site is due to significantly revitalise the immediate area. CBRE reports that growth in regeneration areas such as Hayes Village is expected to be 3.6% higher per annum compared with the projected capital growth for the borough as a whole.

Due for completion in 2028, Hayes Village will provide 1,500 new homes to the community and open nine acres of previously unused green space. This includes a 1.3km walking trail, 200m running track, the redevelopment of the canal frontage, a new public square and a convenient footpath from the historic green to Hayes and Harlington train station, a key beneficiary of Crossrail.

One-, two-, and three-bedroom apartments are available, with prices starting from £288,000 and London Help to Buy available. Barratt London also offer bespoke packages for investors including a 5% rental guarantee for the first 12 months and furniture packages by interior designers.
