Rupert Bear-Inspired Development Launches In Broad Oak

Posted 8 July 2022 by Helen Christie

Barratt Homes has unveiled its latest development in the Canterbury area, The Woodlands in Broad Oak…

Surrounded by ancient woodland and rich in biodiversity enhancing measures, The Woodlands will offer a secluded collection of two-, three- and four-bedroom homes in Broad Oak, just three miles from Canterbury. In a nod to Canterbury author Mary Tourtel, the road names at The Woodlands will have a Rupert Bear theme.

The first phase of homes at the development from the WhatHouse? Award-winning developer Barratt Homes, consists of 121 new two-, three- and four-bedroom homes, 54 of which will be affordable. Sustainability is at the heart of The Woodlands, with provisions for local wildlife ranging from hedgehog highways and the creation of great crested newt habitats to the installation of bat boxes and bird boxes in the fabric of the houses.

Construction measures in place such as energy efficient boilers and high levels of insulation also ensure that a new Barratt home is up to 57% cheaper to run than the same sized older home with modern day improvements. Electric vehicle charging points will also be installed throughout the development, including to individual homes and in visitor spaces.

Natalie Perry, sales and marketing director at Barratt Kent, comments: “Rupert Bear is an iconic character in Canterbury thanks to the legacy of Mary Tourtel, and it felt fitting to pay homage to the comic series given the surroundings at The Woodlands. With ancient woodland bordering the development and nature intertwined with the new homes in the form of planting, biodiversity areas and provisions for all wildlife, The Woodlands is perfectly suited for buyers looking to get back to nature.

“There is a strong appetite for new homes in Broad Oak, with a limited supply of new housing and a local property market currently dominated by resale properties. The Woodlands will help meet demand for quality, new housing whilst providing outstanding facilities for the local community.”

Once complete, The Woodlands will offer 456 new homes comprising 402 houses and 54 apartments, of which 123 homes will be affordable. There will be a number of on-site facilities including allotments, two schools, retail units and a rugby club with associated sports pitches.

Designed to encourage a healthier lifestyle, a network of pedestrian and cycle routes will run throughout the development, connecting residents across The Woodlands and beyond to surrounding areas.

Ideal for families, there are a number of ‘Good’ and ‘Outstanding’ primary and secondary schools within walking distance. There is also a well populated High Street in the nearby village of Sturry, with an array of shops and services including a post office, library, Parish Council offices and pharmacy. For a wider retail experience, nearby shopping centres include Whitefriars (11 minutes), Ashford Designer Outlet (33 minutes) and Bluewater (50 minutes).

Sturry Station is just a few minutes’ walk from The Woodlands, with trains to Canterbury in just four minutes. For travel by car, the nearby A28 and A2 easily whisk residents to other major Kent towns including Canterbury, Whitstable, Ashford and further afield.

Currently available at The Woodlands is a collection of two-, three- and four-bedroom homes. Prices start from £309,995 for a two-bedroom home.
