The Latest New Homes News From Yorkshire

The WhatHouse? team looks at some of the latest stories from new homes developments across the Yorkshire region...

With the Stamp Duty holiday currently set to end at the end of March 2021, and a new Help to Buy scheme launching on 1 April 2021, the nation is seeing a very active new homes property market, and Yorkshire is no exception.

We report here on the latest news from developments across the region.

Avant Homes has put its show home on the market at Chevin Park in Menston, Leeds. It’s a fully furnished, luxury five-bedroom ‘Kirkham’ house type at The Fold, a part of the development where the new build executive homes have been designed sympathetically to the period building which is the focus of the scheme.

The ‘Kirkham’ is sold as seen and priced at £749,995 and features an exclusive show home package worth over £40,000. This includes everything from interiors by specialist designers, bespoke furniture and flooring to kitchen enhancements, curtains, fitted wardrobes, landscaping and all fixtures and fittings.

In response to the growing demand for an alternative to site visits and physical tours of sites and properties, Persona Homes recently launched virtual viewings of all three show homes at its latest development in Harrogate, which have been fully decorated and furnished by local experts Interhouse Design.

Watling Grange is a development of around 350 new homes in contemporary style inside and out, reflecting buyers’ priorities for natural light, open-plan living and surroundings with green space, footpaths and cycle paths. Prices currently start at £285,000.

Michelle Langley, sales manager at Persona Homes said: “Covid-19 has forced all of us to adapt to a new way of living which has seen us move increasingly online. Even though buying a house has traditionally been something we’ve wanted to do in person, more and more people are now trusting technology – even for big purchases such as a new home. We are now rolling out virtual viewings across as many of our new developments as possible, as people are coming to expect this to be offered as a first step in the buying process; even if they still then go on to visit a show home in person.”

A new show home has opened its doors at Bellway’s Conyers Green development in Yarm, to the south of Stockton-on-Tees. The ‘Acacia’ is one of several four-bedroom detached house styles being built at the site off Green Lane, where around 75% of the homes have been sold. This show house is now open for appointment-only viewings to give prospective buyers an opportunity to look inside a finished house at the development.

Oliver Wray, sales manager for Bellway Durham, said: “Conyers Green has been an extremely popular development, especially since the first national lockdown when we witnessed increasing demand from people looking to relocate from larger neighbouring towns in search of a better quality of life.

“The nearest primary and secondary schools are both located within half-a-mile of the development, so there has been keen interest from buyers with children. The wide range of spacious four-bedroom houses at Conyers Green are designed with family living in mind and the ‘Acacia’ housetype is a prime example.

Miller Homes has updated the four-bedroom ‘Buchan’ show home at its Sherwood Croft development in Thorpe Willoughby, west of Selby, to showcase a country styled home with a great contemporary accent.

“Our interior design team has shifted the focus in the house from a traditional country theme to one that embraces the rural location of the homes but, with a more elegant and modern twist,” said Natalie Moore, sales manager, Miller Homes Yorkshire. “All of the furniture has been retained but been re-accessorised with a new colour pallet that has seen shades of green, navy and cream in the main rooms with two new themed children’s rooms for visitors to enjoy and be inspired by.”

“It was three years ago that we unveiled the original scheme so interior trends have changed somewhat. Now, we have a show home that has evolved beautifully and is a great example of how homeowners can follow suit – changing feature walls and accessories; changing bedding and cushions or, by moving home accessories from one room to another.”

David Wilson Homes has nearly sold out at a couple of developments in West Yorkshire. First is Emmet’s Reach. Located in Birkenshaw, just a few miles from Bradford and Leeds, there are just three three- and four-bedroom houses remaining for sale here. Prices range from £227,995 to £369,995, with some coming with a deal worth up to £20,000 which includes deposit boosts, upgraded kitchen and free flooring.

Between Bradford and Keighley in Cullingworth is Hewenden Ridge where there are just two two-bedroom homes available. These have been recently reduced in price to £214,995 and £219,995, and buyers can ask about Help to Buy and Part Exchange. Both are the ‘Oakland’ semi-detached house type with an open-plan kitchen/dining/living room, downstairs WC, family bathroom, a main double bedroom and a twin room that would make a great home office.

There’s a final chance to buy an apartment at The Glassworks, Catcliffe and there’s a special scheme to make it more affordable for a first-time buyer. The Discounted Market Value initiative means that the buyer can purchase the home for 80% of its market value, yet have all the benefits of 100% ownership. When the property is sold, they receive 80% of the proceeds, so there is still an opportunity to increase equity with rising market prices in the future.

Plot 39 is a two-bedroom apartment which has a full market price of £143,000 but under the scheme this is reduced to £114,400. It also has £2,600 of flooring included. Alternatively, there’s range of three- and four-bedroom houses for sale here too, priced from £219,995. Buyers can ask about the new Help to Buy scheme. Sycamore Park from Kier Living is in Driffield, around 20 miles from Hull and Scarborough and the housebuilder has partnered with housing provider heylo to offer the Home Reach scheme on selected properties there.

Home Reach is a part buy-part rent initiative and at Sycamore Park, a first-time buyer could purchase 40% of the home and pay a subsidised rent on the rest. They can later purchaser a greater share in the home until they own it 100%. This scheme requires a smaller deposit and mortgage than buying outright, and therefore a lower household income. At Sycamore Park, a 40% share of the ‘Cedarwood’ three-bedroom house costs £72,000 (based on a full market value of £180,000). It comes with a kitchen-dining room, separate lounge with French doors to the rear garden, a downstairs WC, family bathroom, one double bedroom with built-in wardrobe and two smaller bedrooms. Also for sale on Home Reach in Driffield are properties at Heartland, a Linden Homes development. Prices start at £74,975 for 25% of the two-bedroom ‘Harcourt’ house type (full market price £299,900).
