An Active New Homes Market In Hertfordshire Right Now

House-hunters in Hertfordshire have much to consider when choosing a brand new homes, as there’s an abundance of choice across the county.

WhatHouse? Housebuilder of the Year Hill, in partnership with Stevenage Borough Council, is set to launch an exclusive collection of just seven houses at Malvern Place, now available to purchase off-plan.

There are three-, four- and five-bedroom detached and semi-detached houses occupying a prime setting within the Hertford Road area of Stevenage, a short distance from the main town centre. Ahead of an official launch at the end of May, luxury developer Amara Property is offering purchasers an exclusive ‘first look’ at its upcoming boutique development in Shenley, Hertfordshire. Taking its name in reference to the former horse stud and riding centre that once occupied the site, Little Saddles is a private gated cul-de-sac with a collection of eight four-bedroom detached and semi-detached homes.

Each home has its own external character and design, with front gardens and private off-street parking. The interiors are open-plan kitchen, dining and living spaces, with two additional reception rooms that could serve as a study or formal living room, whilst bedrooms occupy the upper floors. There’s a choice of two internal specifications: ‘Classic’ homes will harbour a soft colour palette with natural material choices such as grey parquet flooring and Shaker-style high-end German-manufactured kitchens. The ‘Contemporary’ homes will be bold and clean with design that is reflective of the bespoke Amara Property style finish, with dark wenge wooden floors and modern kitchens and bathrooms.

Case study: Vishal Patel

After what may have seemed like a never-ending search for the perfect new home, one London first-time buyer has finally found the right place at Bellway’s Apsley Quay development in Hemel Hempstead.

Tax consultant Vishal Patel had been looking to buy since 2018, taking his time to look through multiple homes and developments all across London and surrounding areas. Apsley Quay, which enjoys a peaceful canalside setting just a short walk from Apsley train station, offered him all that he was looking for – and he moved into his new two-bedroom apartment in January.

Vishal, 28, said: “After viewing so many different homes, I found myself becoming very picky with what I was searching for, but this apartment came very close to perfection for me. As I work in central London, I could have bought a property closer to the centre of London with the funds that I had saved, but the overall cost of living in the city would have been too much. An easy commute into work in Blackfriars was the most important thing for me, which is why I chose this place. Plus, now I get to enjoy the greenery and open air that you get from living further away from the city.”

An advantage of buying a new build home was that it enabled Vishal to use the Help to Buy scheme, the government initiative that allows first-time buyers to purchase their home with a minimum 5% deposit and 75% mortgage. The remaining 20% is provided in the form of an equity loan, which is interest free for the first five years. There’s a regional price cap of £407,400 for the East of England, which covers Hertfordshire.

Vishal said: “The major benefit I had from using the scheme was the extra cash flow I had remaining, which helped with the added expenses of moving out. Without the scheme, everything would have been a lot harder to do. And of course, the incentive of no interest for five years was also a very attractive add-on.”
