Keith OsborneBrooks Dye Works, the major development located on the site of a former dye works in Bristol’s St Werburghs, has reached a significant milestone and marked the occasion with a formal ‘topping out’ ceremony, as the final tile on the last roof of the scheme was put in place.
The four-acre park side scheme by WhatHouse? Award-winning Acorn Property Group, in conjunction with Galliard Homes and delivered by contractors Halsall Construction, has created a new residential quarter and brought more much sought-after family homes to the area. Brooks Dye Works offers 113 newly built homes, with pedestrian routes linking to the adjacent Mina Road Park. Some 85% of houses at the regeneration scheme being sold, with many already occupied by new residents.
The ceremony was held on the roof of the new apartment block, the final phase of the scheme for construction, with the final tile signed by Andy Corp, managing director of Halsall Construction and Robin Squire, regional managing director at Acorn Property Group, before being hung in place.
Squire commented: “St Werburghs has a great sense of local community, with a unique vibrant mix of independent shops and a creative art scene. Being able to contribute to this, through creating new family homes, retaining legacy aspects of the area’s industrial heritage, and further expanding access to local green space, has been really rewarding. Improving access to public space for the local community puts sustainability and wellbeing very much in focus for residents. Brooks Dye Works has brought a previously derelict site back to use and put it at the heart of the local community.”

Located on the site of Victorian-era industrial buildings that were formerly the home of Brooks Dye Works, the scheme was formally launched in June 2020, at the height of the pandemic, and attracted considerable interest from local buyers: 80% of residents are from the surrounding Bristol area, with the majority from BS2, Montpelier and Bishopston, who found the scheme’s unique combination of central location, history and park side setting highly appealing.
Brooks Dye Works features new public open space, Alfred Brooks Square, named after the founder of the historic dye works, which links via new pedestrian routes to the adjacent Mina Road Park and children’s play area, bringing additional green space to the locality. The new square centres around the retained 19th-century chimney and is bordered by a crescent of houses with private gardens, which will overlook the green space.
Homes at Brooks Dye Works use renewable timber-frame construction and are built to be energy efficient with EPC rating B, smart meters and double-glazed argon gas-filled windows to maximise each home’s insulation. Additional sustainable features include a sustainable drainage system (SuDS) and a wildflower basin providing a natural approach to managing drainage and planting to improve the natural eco-system. Many of the remaining houses also feature PV panels and secure cycle storage.
The residential scheme by Acorn Property Group and Galliard Homes, delivered by contractors Halsall Construction, offers 89 open-market homes comprising of two-, three- and four-bedroom houses and one-, two- and three-bedroom apartments, with the affordable homes being a mix of one- and two- bedroom apartments and two-bedroom houses, having been purchased by Bristol City Council.
Less than a mile from Montpelier and Stapleton Road train stations and under half-a-mile from the M32 motorway, Brooks Dye Works benefits from good access to road and rail links and is expected to be completed in full in 2022.
There are a limited number of four-bedroom houses remaining for sale, which each benefit from allocated parking and private gardens, with prices from £565,000.
