House-hunters in the South West of England and South Wales now have more new build properties to choose from with two launches from Acorn Property Group.
The former site of the prolific printworks Butler, Tanner & Dennis, which printed one of the first Penguin books in 1935, is being transformed into contemporary a development of 157 homes as The Old Printworks in Frome. There is a mixture of two-bedroom houses, a two-bedroom coach house, and three- and four-bedroom houses to choose from right now.
Located off Caxton Road along the banks of the River Frome, The Old Printworks offers over 1.5 acres of green open space across the scheme, a children’s play area for residents and a new footpath down to the riverbanks.
Every home at The Old Printworks will showcase high-quality open-plan design, with a contemporary kitchen by Stormer, fully integrated appliances, Caesarstone worktops and sleek bathrooms with porcelain floor and wall tiling. For buyers who reserve their property early, there is the opportunity to tailor aspects of their new home, including the kitchen units and tile colour (subject to construction stage). For working from home, there is Openreach fibre-optic broadband connection available.
Every home at The Old Printworks has been designed with sustainability in mind, using timber frame construction and eco stock bricks, with triple glazing for insulation, energy saving appliances and lighting throughout and sustainable urban drainage systems (SuDs). There are communal electric charging points in the car park. To support local ecology, there will be 12 bat houses, 10 bird boxes and specialist bee bricks across the build.
Robin Squire, regional managing director of Acorn’s Bristol office, said: “We are delighted to be breathing new life into this site, delivering bespoke high-quality homes which will provide a unique addition to Frome, for a new community to enjoy.”
Simon Blair, managing director of development partners London & County, added: “Frome has been named as one the best places to live in the South West and has a rich, diverse local community. The Old Printworks will provide stylish homes in a central location, allowing residents to enjoy the amazing culture on their doorstep. There are many schools within easy reach of the development, making The Old Printworks a prime opportunity for young and growing families.”
The first homes have prices starting from £275,000 for a two-bedroom coach house, from £305,000 for a three- bedroom semi-detached house and from £400,000 for a four-bedroom to townhouse. A marketing suite and show home will be launching in early October.
The housebuilder has also announced the launch of The 18th at The Links, Rest Bay, Porthcawl, and the first show home, with interiors by Clayton & Company. The coastal development offers direct uninterrupted views of Rest Bay and also across the renowned Royal Porthcawl Golf Club, to the sea beyond.
The 18th at The Links will provide 36 one-, two- and three-bedroom apartments as the final phase of The Links development. The new build homes have been designed to complement the first phase, which saw the conversion of a striking Grade II listed building, and will overlook extensive green space, with access to the landscaped communal garden in addition to each having private outside space, in the form of a balcony or terrace. There are a limited number of duplex-style three-bedroom homes, which offer a range of internal layouts.
The new show home, which sits within the listed building, has been designed and styled by leading interior design practice, Clayton & Company, part of Jane Clayton who have over 40 years of experience: the company has access to wide range of designer and exclusive fabrics, enabling them to create exceptional interiors. The team working on The Links wanted to create a unique sense of place and found inspiration all around them.
The architecture, listed and new, provided a gentle palette of stone and grey, which gave way to the accents of the coastal path greenery and the rocks and water of the bay beyond, providing inspiration for not only colour but texture: the airy, subtle, sumptuous décor echoes its beach and coastal location, with sculptural pieces and art reminiscent of natural textures and driftwood greys.
James Groombridge, regional managing director of Acorn’s Cardiff office commented: “Rest Bay is a stunning location and The Links is exceptionally well placed to take maximum advantage of views over the bay and across to the sea. Porthcawl has long been a popular seaside location, with quite a history, and is exceptionally well known in South Wales. Rest Bay in contrast is smaller and not so well known, except perhaps by select board and kite surfers and golfers, but this is changing – we received a number of pre-launch enquiries from the North of England, the Midlands and London.
“The area has good broadband connectivity, with providers offering services ranging from around 10 mb to over 35MB, so working from home could be a great option, providing the beach is not too much of a distraction.”
All of the homes here offer a high specification, including contemporary Leicht kitchens with a range of Bosch integrated appliances, carpets to bedrooms, porcelain tiles to bathrooms and Karndean flooring to all living areas, with underfloor heating, Neostat controls, video entry system, CAT6 network to living room and bedrooms, USB points, private mail boxes, a cycle store, allocated parking and electric car charging points.
In addition to the natural attractions of Rest Bay, the local area is well served by golf courses (Royal Porthcawl, Pyle and Kenfig, Southerndown, The Grove) with the Celtic Manor, host to The Ryder Cup, only an hour’s drive away.
The 18th at The Links is located just off junction 37 of the M4: Swansea is a 35-minute drive away, and Cardiff and its airport are 45 minutes by car. The nearest train station is located at Pyle (13-minute drive), with more frequent trains and trains to London (2 hrs 50 mins) available at Bridgend station (20-minute drive):
The show home at The Links can be viewed online via a virtual tour and, depending upon COVID restrictions, in person by appointment.
The first release at The 18th will be of two-bedroom apartments priced from £410,000 and three-bedroom duplex apartments priced from £650,000.
