Time Running Out At Luxury Porthcawl Scheme

Posted 28 April 2022 by Keith Osborne

There are now just a few opportunities to purchase at the landmark luxury coastal development, The Links...

The last eight remaining homes at The Links, Rest Bay, South Wales are being offered for sale, including a duplex penthouse, after increased demand for rural and coastal homes in South Wales over the past 12 months has seen a record number of sales there.

The Links, located in an enviable headland position overlooking Rest Bay, moments from the beach, Royal Porthcawl Golf Club and coastline beyond, features 71 new homes: 35 in the converted landmark listed building (where two remain available) and a further 36 new build (six of which remain available). A mix of studio, one-, two- and three-bedroom homes, Acorn Property Group started work on the £30million (GDV) development in 2016 and all homes are now build complete and ready to occupy.

James Groombridge, regional managing director of Acorn Property Group’s Cardiff office commented: “Rest Bay is a stunning location and The Links is exceptionally well placed to take advantage of views over the bay and out to sea: a fact that has proved incredibly popular with buyers. The combination of a great location, excellent design and high specification has attracted a wide range of buyers, both locals and those from further afield and includes first-time buyers, second steppers, downsizers and second-home owners.

The Links“A sense of community has developed very quickly at The Links, with new homeowners and residents settling in easily. The area also has good broadband connectivity, with providers offering services ranging from around 10MB to over 35MB, so working from home is an easy option, providing the beach is not too much of a distraction.

“Porthcawl has long been a popular seaside location, with quite a history, and is exceptionally well known in South Wales. Rest Bay in contrast is smaller, but well known to board and kite surfers as well as golfers: the renowned Royal Porthcawl Golf Club, located in Rest Bay, offers a challenging course.

“Only eight homes remain available for sale at The Links, one of which is a duplex penthouse with three balconies, including one which wraps around the top floor with views over the golf club. With summer rapidly approaching and buyers still very much focused on work-life balance and access to open space, we would encourage anyone thinking to make The Links their home to move quickly.”

The LinksMichael Edwards, head of land and new homes at agent PA Black, said: “Demand for homes in many parts of South Wales is outstripping supply, something which created an average 15% price rise in the region in 2021 – 5% higher than the average in the UK over all.

“Quality coastal homes, like those at The Links, are much in demand, both by those relocating within the region and by those for whom prices in South Wales offer greater value.”

Claire Turner, associate director, head of residential development sales for South Wales commented, “Rest Bay’s coastal location, proximity to market hot spot the Vale of Glamorgan and the M4 for easy access to Cardiff, Swansea and further afield, has seen The Links attract a wide range of buyers, who have been attracted by the unique location, lifestyle and opportunity for solid and continued market growth.

“Homes at The Links have been built to an exceptionally high standard, both in regard to quality of finish and build specification. Acorn has breathed new life into a historic structure, sympathetically restoring and pairing it with a collection of new build apartments, which have been carefully designed, allowing this local landmark to once again stand proudly at the top of Rest Bay.”

The LinksAll remaining new build homes at The Links have private outside space (balconies or terraces) and an EPC rating of B. All homes offer a high specification including contemporary Leicht kitchens with a range of Bosch integrated appliances; carpets to bedrooms; Karndean flooring to all living areas, with underfloor heating; Neostat controls, video entry system; CAT6 network to living room and bedrooms; and USB points. Homes also benefit from access to a landscaped courtyard, use of communal cycle stores, allocated parking and electric car charging points.

In addition to the natural attractions of Rest Bay, the local area is well served by golf courses (Royal Porthcawl, Pyle and Kenfig, Southerndown, The Grove) with the Celtic Manor, host to The Ryder Cup, only an hour’s drive away.

Swansea is a 35-minute drive away, with its artisan bistros and boutique shops, with Cwmdonkin, the birth place of poet Dylan Thomas and the start of The Gower, the first area in the UK to be designated an Area of Outstanding Natural Beauty in 1956, just the other side of Swansea. Local gastro pubs and fine dining spots, including The Bay Bistro on Rhossili Bay and vegetarian restaurant Grape and Olive, on the top floor of the Meridian Tower, Swansea, the tallest building in Wales. To the east, Cardiff and Cardiff Airport are 45 minutes by car.

All homes benefit from access to communal private gardens, allocated parking and bike store. Prices start from £425,000 for two-bedroom apartments, £545,000 for three bedroom, and £875,000 for the three-bedroom penthouse.
