London investor-developer Avanton has launched a new three-bedroom show apartment at Coda in Battersea, designed by the professional and styling services at The Conran Shop, which will be used to market the final collection of homes for sale at the apartment development.

Coda is a £120million (GDV) development providing 130 market sale apartments in a central 24 storey tower, 24-hour concierge, hotel-style foyer, club lounge, gymnasium, landscaped gardens, and a newly opened global headquarters for the Royal Academy of Dance (RAD). With pver 90% of the market sale apartments are now sold, it is seen as most successful residential scheme in Battersea in terms of sales rate.

Located on a large 2.1-acre island site between York Road and York Place, moments from the River Thames, Coda is designed by Pankaj Patel MBE of multi-award-winning practice Patel Taylor. Three striking apartment buildings, one with market sale apartments known as Coda, the other two containing affordable rent homes, sit on a raised podium above the RAD facilities on the ground floor. The podium roof provides a landscaped residents’ garden designed by RHS Chelsea Flower Show medal-winner Exterior Architecture.

For the new show apartment, Avanton has partnered with The Conran Shop, who have opted for a palette of muted soft furnishings throughout the 1,014 sq ft property, contrasted with rich walnut hard furnishings, to create a comfortable yet contemporary space. Located on the 21st floor of Coda, the open-plan living space features floor to ceiling windows, allowing the bright colours to bask in natural light and buyers to take in sweeping views of the Thames, and south-west London.

CodaThe corner bay window space has been cleverly identified as a reading nook, set up with a Hans Wegner style wishbone seat, accented by a green velvet cushion. The area is further enhanced with a floor lap, cream boucle pouffe and ceramic chocolate brown coffee table, thus tying it in with the rest of the room, and creating a clean, honest, poetic aesthetic.

CodaThroughout the living area strong variations of primary colours are present including royal blue and mustard yellow that have been interwoven with the neutral backdrop, enabling the effect of a layered, playful and uplifting environment. Asymmetric patterns and shapes feature throughout the space lending further to its Picasso inspired, Modern Art theme, perfectly expressed by a bold burnt orange, brown and blue geometric rug. This is balanced out by a curved cream boucle couch and tied together with a brown granite coffee table injecting a grounded and earthy finish.

CodaThe space is subtly divided by loose furniture, giving way to a zoned dining area, designed with socialising in mind. Featuring a large walnut dining table and a formal/informal balance of traditional dining chairs and the introduction of bench seating to elevate the space. Kitchen amenities are present either side of the dining area, promoting its social aspect, featuring a Poggenpohl kitchen with Corian worktops, integrated Siemens appliances, and engineered timber flooring.

CodaAccessed off the living space, the show apartment possesses a large, sun-catching balcony dressed simply with a low deckchair and a pair of green and yellow ceramic tables where buyers can soak up the sun or perhaps enjoy sunset drinks overlooking the river.

CodaThe principal bedroom consists of a neutral palette with a pale grey carpet, bed and curtains. The designers at The Conran Shop have enriched this with a pop of colour, continuous from the living room, using burnt orange and teal bed throws, and cream cushions with mauve, green and copper details, to reflect the costumes worn by ballet dancers.

The wall behind the bed features feminine sketches and artwork, and a walnut dressing table and wall mirror are also present, with the mirror clearly mimicking free flowing movement in a further nod to the building’s dance theme, and association with RAD. In addition, there is a striking piece of art on the wall of a woman in a floral headdress encapsulating all the colours and thus tying the room together. The principal bedroom benefits from an en suite bathroom with contemporary white enamel sanitaryware with a custom-designed timber veneer vanity unit and thermostatically controlled shower and bath. Underfloor heating and a heated feature towel rail are also incorporated.

CodaThe second bedroom is of an earthy design, consisting of soft greens, browns and beige in clean yet abstract geometric patterns, hinting at the evocative work of artist Piet Mondrian. The designers at The Conran Shop have cleverly converted the third bedroom into a study, an essential addition to any property purchased post pandemic. The room comprises a smart shelving unit, accessorised with hard-back books and royal blue trinkets to weave in themes from the other rooms.

There is a simple walnut desk, with yet another chocolate brown ceramic coffee table to complete the room. A light, and airy atmosphere is created by the floor to ceiling window, offering the perfect inspiration for a day at work. The guest bathroom is easily accessible from both bedrooms and benefits from similar specification to the en suite bathroom.
