Keith OsborneThe New Year brings many resolutions from house-hunters about finding the ideal new home and Barratt Developments – WhatHouse? Housebuilder of the Year 2019 – has many options for buyers in the West Midlands region on different budgets.
We’ve broken down some of the best current options in several price ranges on current developments in the region under the Barratt Homes and David Wilson Homes names.
Up to £300,000
70% of the final phase at The Grove at Doseley Park is already sold but there are still three-and four-bedroom properties for sale at this Shropshire scheme. One is the ‘Archford’ at £260,000. There’s a fantastic offer for first-time buyers of Plot 159. Reserve this three-bedroom, two-bathroom by 31st January 2023 for just £99 and David Wilson Homes will double your deposit (up to 5% of the purchase price) and include free flooring.
Castle Gardens is also in Doseley and close to sell-out, but there’s a number of three- and four-bedroom houses still for sale. For £295,995, the ‘Ennerdale’ is ready to move into and buyers moving up the property ladder can ask about the 105% Part Exchange offer. This detached home comes with upgraded kitchen and appliances, a dual-aspect lounge and en suite to bedroom one.
In Bicton Heath, west of Shrewsbury, The Lilies has two-, three- and four-bedroom homes within walking distance of ‘Outstanding’ Ofsted-rated primary school, with a variety of different major offers on selected plots. The three-bedroom semi-detached ‘Ellerton’, at £298,995, has upgraded kitchen and appliances, two double bedrooms, single bedroom, and two private parking spaces.
Rose Meadow in Telford has only a few homes still for sale, a mix of three- and four-bedroom styles. There are a couple of examples of the popular ‘Maidstone’ still for sale, priced from £259,995 and ready to move into, with a choice of special offers worth up to £10,000, through a deposit boost or mortgage contribution. This mid-terrace home has three bedrooms and there are some upgrades included in the price.
Fradley Manor
Up to £500,000
A larger budget opens up more options for buyers at numerous Barratt Development sites in the region. At Rose Place in Bicton Heath, part of a major Shrewsbury regeneration scheme, there are some new releases among the three- and four-bedroom homes currently for sale there. The ‘Avondale’, from £490,000, and on Plot 12, qualifying key workers could save over £20,000 on David Wilson Homes’ special deposit incentive. This large, detached home comes with a secluded west-facing garden, four spacious double bedrooms, kitchen/dining room, triple-aspect lounge and study, as well as a garage and two-car driveway.
Deer’s Rise has three- and four-bedroom homes to suit a range of requirements and price points, and top-of-the-range right now is a show home on Plot 178, now for sale from £499,995, which includes an upgraded fitted kitchen, all the furniture and curtains, carpets and light fittings included. This four-bedroom ‘Alnmouth’ detached home has two sets of French doors to the garden, a separate dining room and a study.
Fradley Manor in Lichfield has two show homes to view and a number of three-and four-bedroom homes for sale from £339,995, with significant offers on selected plots. The ‘Kingsley’ on Plot 160, from £389,995, is a detached home that is available with a 105% Part Exchange offer to tempt existing homeowners. It has a kitchen/dining room, utility room, living room, en suite to bedroom one, with a garage and private parking outside.
Folliott’s Manor in Stourport on Severn, just a short walk from the river and a convenient drive to Worcester and Kidderminster. There’s limited availability here but from £324,994, the ‘Kingsville’ offers an opportunity to make the most of flexible three-storey living. Plot 105 has just been released for sale and this semi-detached home has two reception rooms, separate kitchen and a study that could equally be used as a fourth bedroom.
The ‘Moreton’ house type
Up to £700,000
For a budget over half-a-million pounds, house-hunters will expect something special and David Wilson Homes currently has a couple of really good options to consider. Beaumont at Warwick Gates is nearly sold-out and among the homes still for sale are two show homes. From £505,000, the ‘Hadley’ is a double-fronted, detached three-bedroom house with west-facing garden, single garage and parking with EV charging point. From £515,000, the ‘Ingleby’ is being sold ‘as seen’ complete with furniture and upgraded luxury flooring. This detached four-bedroom home has a garage with EV charging point.
The Moorings is in Houlton, near Rugby and now around 80% sold, with the attraction to families of being in the catchment area of ‘Outstanding’ rated schools. Prices for its range of three- and four-bedroom homes currently for sale start at £349,995, but for a real taste of luxury, the ‘Moreton’, from £694,995, is the premium house for sale. Upgrades and a ‘contribution offer’ on this plot total around £25,000. There’s a great deal of space across its three floors with kitchen/family room, utility room, lounge, dining room, a first floor with bathroom and four double bedrooms and a second floor with a second large en suite bedroom and a ‘den’. There’s a double garage, parking for four cars and a south-east-facing back garden.
