First-Time Buyer Puts Down Roots In Brighton

34-year-old video games publishing manager Eric Song recently moved to a one-bedroom apartment at the landmark Home X development in north Brighton, created by Optivo (now Southern Housing).

Eric previously lived and worked in Liverpool but when the pandemic hit and his office shut, he moved back home with his parents in Brighton and worked remotely. Like many young people, he considered his options and used the time to save a deposit. Thanks to Eric’s company embracing remote working, Eric was keen to get a place of his own in a city that he already knew and loved.

Having had a disappointing experience with another development in Brighton which fell through in August 2022, he came across Home X online and was instantly attracted to the development’s design, quality and location in Moulsecoomb at the north end of Brighton. Eric purchased a one-bedroom flat for £315,000, with £63,000 from the Help to Buy scheme.

Eric comments: “Brighton provides a really nice quality of life. You are close to the seaside as well as lots of amenities and shops nearby. Sainsbury’s and Aldi are less than ten minutes’ away which is convenient for me as well as a great board game café called Dice Saloon. Compared to my experience at a previous development, things have been great with the team at Home X.”

With the rising cost of energy, Eric takes comfort in the fact his home is highly energy efficient with an EPC B rating. He adds: “I now have a high quality place of my own that I can be proud of and it’s reassuring to know I am in an energy efficient, well insulated home which will be cheaper to run than an older property. Given that I work from home, having a nice environment is particularly important to me. I’m looking forward to meeting the neighbours and seeing the rest of the development take shape. The added extras like the new landscaping and communal areas make it an appealing place to be which will only get better as the weather improves. I’m really looking forward to summer here.”

Created by Optivo (now Southern Housing), Home X is a landmark new development comprising a collection of studio, one-, two- and three-bedroom apartments available for private sale and Shared Ownership. In addition to high quality new homes with energy efficient EPC B ratings and many offering outside space, residents also benefit from the new community taking shape that includes landscaped outdoor spaces and inspiring flexible workspaces, concierge and well-being space. New commercial spaces include a convenience store, café and workshops, alongside a medical centre and pharmacy. Home X is part of the wider regeneration of the former Preston Barracks site in Lewes Road. 

Prices start at £257,000 for a studio, one-bedroom properties from £312,500 and two-bedroom homes from £410,000. 

Shared Ownership is also available at the development, with studios from £89,250 (35% share of £255,000 FMV); one-bedroom from £104,125 (35% share of £297,500 FMV); two-bedroom from £136,500 (35% share of £390,000 FMV) and three-bedroom triplexes from £136,250 (25% share of £545,000 FMV)
