First Home in Camberwell Thanks to Shared Ownership

The Gallery offers inspiring modern London living in an exciting part of town. A collection of thoughtfully designed one-, two- and three-bedroom apartments, the development is Peabody’s gateway to Camberwell for first-time buyers. Charlotte Loudon, 27, did just this with the support and guidance from Peabody’s experienced sales team.

Her heart set on The Gallery, Charlotte was reluctant to look elsewhere and was eager to reserve an apartment as soon as she could. Planning to purchase through Help to Buy London, Charlotte soon faced a hurdle when she was told affordability would be an issue for her. Although she was initially disappointed, this was short-lived when Peabody suggested a positive alternative option that meant Charlotte didn’t have to miss out on buying a home. 

Charlotte explains: “As soon as I was told that Help to Buy wasn’t possible for me at that moment, it was the Peabody sales team that informed me about Shared Ownership. My sales consultant suggested that this scheme would be best for me as I was buying on my own – I then realised that Shared Ownership was much better suited for me, especially in terms of monthly payments. I was informed that a two-bedroom apartment was still available through Shared Ownership– I was so happy that I did.”

Seeing that the homes were selling quickly, Charlotte was ecstatic when she later purchased the last remaining two-bedroom apartment with a balcony, priced at £137,500 for a 25% share. She comments: “I went with my gut feeling and nothing matched up to The Gallery from what I was looking at, so I just went for it. Once it was all signed off it only took two months for me to fully move in which I think is amazing – I never would have thought the process of moving into my first home would have been this smooth, fast and simple.”

Inspired by the style of modern London living The Gallery promoted, Charlotte highlights why a new build property was perfect for her compared to a traditional style home: “My family have lived in a new build before so I knew what it would entail. A sense of familiarity was what I needed living on my own. I love the floor to ceiling windows and the white finish through the apartment – this contemporary and modern vibe works for me as it lets me add my own decorative touches. As soon as I walked into my apartment it felt so spacious and I could see that the open plan living room and kitchen really extended the space. The development itself also has a communal terrace on the higher floors with views towards the City and Camberwell Green which I think is really cool.”

Camberwell is blossoming for a range of buyers, from first-time buyers, second steppers and those ‘forever’ house-hunters, Charlotte often forgets just how popular and central Camberwell is. Charlotte has plans to increase her share on her apartment as soon as she is financially ready.

Charlotte goes on to explain: “Staircasing is definitely something that I’m planning on doing soon, as it would be amazing to have full ownership of my apartment, just so I know it is all mine. When I was first told about Shared Ownership, Wesley reinforced that staircasing is always an option if I did ever want to increase my ownership. Whenever I am ready, Peabody are willing to re-evaluate my financials, guide me through the next steps I need to take and support me all the way.”

Happy and settled, Charlotte is continuing to discover the new area she now calls home, and can’t thank Peabody enough for their guidance throughout her journey stepping onto the property ladder as a first-time buyer. She continues: “Peabody were honestly amazing. Very hands on, supportive throughout and always welcoming. It’s a new process buying a first home and Wesley dealt with me on a human level, answering all of my questions, no matter how silly I felt they were, and was always on the other end of the phone if I needed anything. When he handed me my keys and walked me into my apartment, I couldn’t have felt more grateful and appreciative of Peabody making this possible for me – I’m now a proud homeowner!”

Shared Ownership apartments have now all sold at The Gallery, however Help to Buy London is available on all of the stunning two-bedroom apartments, with prices starting from £563,000.
