During this freezing weather, Barratt Developments Yorkshire East has found that buyers could enjoy considerable savings on their living costs by being savvier when it comes to the energy efficiency of their prospective new home.
Following a report published by the Home Builders Federation, it has been revealed that opting for a new build property could save homeowners money in the long term.
According to Energy Performance Certificate data, more than eight-out-of-ten new builds have the top A or B rating for energy efficiency compared to just 2.2% of existing properties. Government data shows that as a result, new homes are using on average 103kWh/m² worth of energy compared to an average of 294kWh/m² for existing homes.
This means that new build homeowners will spend on average £443.30 a year (£276 heating, £108 hot water and £60 lighting), well under half of the £1,072 the owner of a less energy-efficient home can expect to spend – saving, on average, £52 a month, or £629 a year.
The report also explores what the savings equate to, and how owners of new build properties could choose to spend the money they are saving, for example:
- Pay their monthly broadband and mobile phone bills
- Buy a latte coffee from Starbucks every working day of the year
- Cover almost a month’s mortgage costs
In accordance with modern regulation, housebuilders are also driving energy savings and cutting carbon emissions through a combination of innovative design and more efficient materials; for example, by installing boilers that only give you hot water when you need it, fitting modern double glazing filled with argon gas, using quality insulation in the roof and walls, and by creating sophisticated water drainage systems.

The Chocolate Works is a landmark development in York from David Wilson Homes which is offering an array of apartments, coach houses and townhouses, all in contemporary architecture. One- to four-bedroom homes are priced from £250,000 to £749,000. The Featured Home is Plot 241, a two-bedroom, third-floor apartment which is ready to move into. Recently reduced by £5,000 to £270,000, this property has £10,000-worth of upgrades and the housebuilder will make a £10,000 deposit contribution.
The Chocolate Works
In Harrogate, Barratt Homes has a range of three- and four-bedroom homes priced from £280,000 to £480,000 at Kingsley Meadows. Home of the Month is Plot 53, the three-bedroom ‘Maidstone’ mid-terraced house. It is priced at £280,000 and comes with £8,000-worth of upgrades and a VIP moving package with up to £2,000 paid towards removal costs.
David Wilson Homes’ Heather Croft is in Pickering and is offering numerous house types with two, three or four bedrooms, with prices ranging from £190,000 to £485,000. The Featured Home right now is Plot 235, the four-bedroom ‘Winstone’. It is been reduced in price from £474,000 to £460,000 and includes upgrades worth £15,000. There’s a £13,000 saving if purchased within the current Stamp Duty holiday. The home is available on 100% Part Exchange.

Harland Park is in Cottingham and right now, David Wilson Homes has four-bedroom home types there priced between £355,000 and £390,000. Plot 128 is the Feature Home, a four-bedroom house called the ‘Bradgate’. Priced at £375,000 this home comes with a ground floor study and a detached garage. The housebuilder is offering a £5,000 deposit boost.
Queens Court is in Beverley and there are three- and four-bedroom houses from £242,000 to £407,000 including Barratt Homes’ Home of the Month on Plot 10. This is a three-bedroom detached ‘Moresby’ house type which comes with a £10,000 depsoit boost and has upgrade features worth over £6,000. It is priced £287,000.
