One-on-one interview: Neil Jones of Lusso Homes
In the next part of his ongoing series of interviews with senior figures in the new homes industry, Marc Da Silva speaks to Neil Jones, director of luxury housebuilder Lusso Homes.
What regions do you cover?South West London and the Home Counties with a specific focus on the A3 corridor.
What are housing market conditions currently like in those areas? Our own experience has been very positive in as much as the last two projects launched have been sold within a couple of weeks of release. In fact, we continue to receive quality enquiries for our other projects currently under construction and only last week we took a £3.5m off-plan reservation in Oxshott.
What types of properties is your firm developing? Luxury houses only. Whilst we've built apartments in the past we now concentrate on houses of varying sizes, typically between 3,000sqft and 10,000sqft.
What projects are Lusso Homesworking on and what is in the development pipeline?We currently have four projects at varying stages of construction. These include two 8,500sqft houses in Oxshott, three detached houses between 4,200sqft and 4,800sqft in Oxshott, four semi-detached town houses of circa 3000sqft in Oxshott and situated within the exclusive Blackhills Estate in Esher a single house of almost 10,000sqft. We will also start a project in Cobham later this year for two large family homes.
How much does a new home by Lusso Homestypically cost to buy?Between £1.5m and £6m.
Why should more buyers consider buying a new build home as opposed to older property?There are so many advantages to a new home. The most common seem to be new home technologies and ultra efficient heating systems but feedback from our buyers cites brand new interior design features, clean lines and contemporary finishes as key in their decision process.
Is it worth buying property during the off-plan stage of construction?Absolutely. Whilst it's difficult for many buyers to truly visualise the end product, those that do make an early commitment can take advantage of having their home finished to their precise specification. Everything from kitchen and bathroom designs to flooring, wall finishes, landscape design and maybe even the actual layout of the internal space to suit. Most buyers aspire to having their dream home built for them and we love to accommodate these buyers.
What is Lusso Homes' USP?Firstly, we source our own plots and run our own planning applications. This ensures we create designs that sit well within their locations. We are also all about quality and not quantity and this means we really do treat every single unit individually. We do not have a ‘standard house type' as do so many of the larger volume housebuilders and our team of designers are the very best in the industry. This means we can produce bespoke luxury homes for discerning buyers who have the very highest of expectations.
Which of the developments Lusso Homes is currently developing do you think stands the best chance of winning a What House Award?Our Ramillies project in South Farnham. We are so proud of this particular property and the feedback from buyers has been overwhelming. The fact that we sold the house in just a few weeks whilst competing with another well-known luxury brands in the same road, priced the same and yet their property remains on the market [for almost a year now] is testament to how special this home is.
