Waterside Living In London And The Home Counties

We’ve picked a few of our current favourite waterside developments located in and around Greater London...

For many people, a comfortable home isn’t just about the space they live in – another crucial factor is the area in which they live and their surroundings, and living alongside water can provide the quiet and calming setting they crave.

Housebuilders and developers have been reacting to this by building homes at sites that make the most of locations next to natural or man-made water, whether rovers, lakes, reservoirs or canals.

We’ve picked a few of our current favourites located in and around Greater London.

Green Park Village, Berkshire

Green Park Village comprises some 1,300 new homes and is about halfway to completion, set out over 60 acres with lots of landscaped grounds in addition to the striking lake which is a highlight of the development. It is becoming a home to a real range of residents and benefits from a primary school, Market Square and Extra Care homes, whilst local amenities such as restaurants and health and fitness centre can be found at nearby Green Park Village Business Park. A new station is scheduled to open next year.

St Edward, part of the multi-award-winning Berkeley Group, has just launched the newest phase at Bankside Gardens. It is called No 6 and it is situated in the heart of Bankside Gardens, close to the lake. It is bringing a mix of 84 one- and two-bedroom apartments which each come with a private balcony or terrace with views over the landscaped gardens. Residents also have some excellent amenities, with a concierge service, co-working studio, gym and cinema room.

Prices at No.6 at Bankside Gardens start at £290,000 for a one-bedroom apartment and at £415,000 for a two-bedroom apartment. Completions are expected from Q4 2023 to Q1 2024. Find out more from St Edward.

Another new collection of homes has also just been unveiled here by St Edward. Woodland Edge comprises just 22 four-bedroom houses inspired by the New England architectural style. It is situated on a secluded, wooded edge of Green Park Village, just a short stroll away from the lake. Barking, East London

Fresh WharfThe latest collection of homes at Countryside’s Fresh Wharf development has just launched. Swift House offers one-, two- and three-bedroom apartments by the banks of the River Roding and just ten minutes’ walk from Barking town centre.

When completed, Fresh Wharf will provide 911 new homes along with new shops, cafés and parks on an 11-acre brownfield site. The first residents moved into Fresh Wharf this spring, with a Triple Two Coffee shop due to open later this year at the development and a Co-op convenience store coming soon. The walkway alongside the River Roding is also being enhanced with new reed beds, historical information boards and landscaping.

Help to Buy is available at Swift House, making the new homes perfect for first-time buyers, with prices starting from just £295,000. Finished to a high specification as standard, every home comes with a private balcony, while an impressive communal podium garden provides truly tranquil waterfront living. Hendon, North-West London

Hendon WatersideHelp to Buy is available to first-time buyers on some apartments at Hendon Waterside, a Barratt London development providing over 2,000 one-, two- and three-bedroom new homes set next to the scenic Welsh Harp Reservoir, part of a 170-hectare Site of Special Scientific Interest.

There’s a lot to enjoy very close to home, including a number of parks and recreation grounds, the sailing club, shopping centres at Brent Cross and Staples Corner, the M1, and National Rail and Tube stations which bring central London around half-an-hour away.

The current array of one- and two-bedroom apartments at Hendon Waterside range from £348,000 to £516,000. North Woolwich, East London

Woolwich ReachNotting Hill Genesis is launching a brand new waterside development at North Woolwich E16 on Saturday 30 October. Woolwich Reach will offer a range of 47 one-, two- and three-bedroom apartments and mews houses available to buy through Shared Ownership. The homes come fully equipped with underfloor heating, integrated kitchen appliances, solid Staron stone worktops, wardrobes to principal bedrooms, wood-effect flooring to living areas and carpets to bedrooms. Private balconies offer either excellent views across the Thames or parkside views across Royal Victoria Gardens.

Woolwich Reach is well connected, just half-an-hour to the city centre from King George V DLR station, just a five-minute walk from the development. The upcoming arrival of the Elizabeth Line in Woolwich, together with the area’s continuing regeneration, make it an up-and-coming part of the capital.

Prices start from £92,500 for a 25% share of a one-bedroom apartment, £117,500 for 25% of a two-bedroom property, £128,750 for 25% of a three-bedroom apartment, and from £145,000 for a 25% share of three-bedroom mews houses available. Mychett, Surrey

Water’s EdgeWater’s Edge is a joint venture between Nicholas King Homes and A2 Dominion which is offering two-bedroom apartments and duplexes alongside an array of three-, four- and five-bedroom houses alongside a lake near Farnborough and within a few minutes’ drive of Aldershot and Camberley.

The site has over 2.5km of lakeside walks, leading to the 37km Blackwater Valley path, and is on the route of the Basingstoke Canal. Nature lovers will also be just a short drive from the South Downs National Park and Surrey Hills AONB. For trips further afield, there’s the A3, A31 and M3 within easy reach, as well as a number of stations offering regular services to and from London, the south coast and the West Country.

Examples of current homes available at Water’s Edge include a two-bedroom, 1,400-sq-ft duplex for £485,000, a three-double-bedroom semi-detached house for £640,000 and a three-storey, five-bedroom detached house from £825,000. West Drayton, West London

Waterside HeightsWaterside Heights, from developer Be West, has a range of 65 one- and two-bedroom Shared Ownership homes located on the banks of the Grand Union Canal in West Drayton. Every property here has a direct view of the water or is south-facing, making all of them light and airy.

The Grand Union Canal, linking London and Birmingham, is arguably the best-known in Britain and it has undergone restoration to enable walking and cycling along great stretches of it. It is just one of a number of excellent transport connections to this area. The station, only two minutes from home here, has services to Reading and Paddington, and will be on the Elizabeth line (Crossrail), making it ideally placed for getting into and through central London. It’s only a few minutes to the M4 and M25.

Every apartment has a very spacious layout and high ceilings inside and comes with a thorough, high-quality specification and its own private balcony or terrace. Chelmsford, Essex

The Lakes at ChannelsThe Lakes at Channels is a high-end, exclusive development in Chelmsford from Marden Homes, wich comprises just seven luxury detached homes together with 20 apartments. The contemporary architecture and top-class specification has a tranquil setting which is on the northern fringes of the city, where the countryside begins, yet is only 10 minutes’ drive from its centre.

One example of current homes for sale is Pochard House on Plot 21, which is priced at £1.895million. This expansive home is set out over three floors. On the lower ground floor, on the banks of the lake, are the kitchen and a large, open-plan living/dining room with extensive bi-fold doors out to the garden deck and a multitude of windows to maximise natural light, together with a utility room.
