Housebuilder Says The Best Time To Buy New Is Now

Posted 18 November 2020 by Keith Osborne

Troy Homes can see a number of reasons why now is the time to take the plunge on purchasing a brand new home...

With so many benefits and schemes available to buyers, there has never been a better time to buy new — despite the unpredictable climate.

The Troy Homes team is keen to support individuals and families looking for their perfect living space, which is why it offers these new home schemes on a number of our gorgeous developments. From assisted move to the Stamp Duty holiday, there are plenty of reasons to buy new in 2020 — making it faster, less complicated and more affordable to move.

“Buying a property is stressful enough without having to worry about all the technical information and what each scheme involves,” says the Essex-based housebuilder. “We have simplified what these schemes mean and the benefits they offer you below so that you can be relaxed and in control of the whole moving process.”

Stamp Duty holiday

“This holiday has been welcomed gratefully by buyers across the nation and means you will pay no Stamp Duty at all on the first £500,000 of your new home. If you are interested in properties above this threshold, you could still save as much as £15,000 with the Stamp Duty relief.

“To benefit, you need to complete on the sale of your new home by the 31 of March 2021. If you are interested in any of Troy Homes’ properties, you could save thousands through this scheme!”

Assisted move

“Once you have chosen your dream Troy Homes property, the assisted move scheme can help you reach a sale on your current home. An independent estate agent will market the property, fully qualify any offers and negotiate a sale, ensuring you receive only the best price possible. Once a sale is agreed, they will then progress it through to exchange and completion.

“An added bonus is that Troy Homes will pay any estate agent fees, further reducing the costs of your move and alleviating a little more stress (subject to terms and conditions).”

Help to Buy

“The Help to Buy scheme has been popular with buyers since its introduction. The government lends up to 20% of the cost of the new home and up to 40% of the cost in the London area, allowing you to purchase a new home with a smaller deposit. All you need is a 5% cash deposit and a 75% mortgage (or 55% in London) to make up the rest. What’s more, the scheme means you will not be charged any fees on the loan for the first five years of owning your home.

“The scheme comes to an end March 2021 with revised maximum values from April 2021 and is currently only applicable for first-time buyers.”

Part Exchange

Part Exchange schemes mean you can “trade in” the value of your current home against your chosen new build home. This method of selling is perfect if you are looking to relocate quickly. Providing your current home meets the criteria and is suitable for Part Exchange, Troy Homes will make you an offer on your property so that you can continue with the purchase of your new home with confidence that you have a guaranteed buyer.

“Not only does this make moving far less taxing, but it also means you can better enjoy the process of finding your ideal new home.”
