WhatHouse? On Tour: Caley House, Wimbledon

We take a first-hand look at Caley House, a mix of period conversion and luxury brand new homes in Wimbledon...

We recently took a break from the ‘office’ to pay a visit to Caley House, a beautiful development by West Eleven in an exclusive part of Wimbledon in south-west London.

It is centred on a sprawling Edwardian house which for many years was the home of famous art critic Brian Sewell and his beloved dogs. A locally protected building, as much as possible of its original architecture has been preserved and restored, such as brickwork, clay tiles and balconies. At over 7,000 sq ft, this has been converted in five unique one-, two- and three-bedroom apartments Alongside these are a three-bedroom coach house and three brand new, contemporary-design mews houses.

This is all set on a plot that was designed many years ago and incorporates a multitude of plant species, including 17 protected trees, complemented by delightful pathways and a lily pond. The surrounding garden wall makes it a tranquil oasis

Caley HouseDevelopment manager Annika Salt first takes us to one of the mews houses, which has just been fitted as a show home. The modern architectural form, with smart brickwork and substantial glazing, is matched by a very contemporary interior, which has been made in a Scandinavian style in pale, neutral shades and simple designs, from flooring to furniture and decorative accessories.

The ground floor is entirely open-plan, with understated kitchen worktops, storage and appliances on one wall and a feature island/breakfast bar, a dining area and at the rear, the living space, off which is the downstairs WC and some useful storage space.

It has a double-door to the rear garden which has a patio area and generous lawned area which combine to make an ideal family and entertainment space. This home is a little different from its neighbours as there’s a small patio through extra doors at the front of the house, too.

Upstairs are the family bathroom and three bedrooms. The principal one has a compact en suite shower room, fitted wardrobes and glazed door to a Juliet balcony overlooking the rear garden. Bedroom two is another double room, at the front of the house, and bedroom three is a single that could also play the role of home office. In all, this house has nearly 1,100 sq ft of living space and comes with an allocated parking space and secure storage for two bicycles. All three mews homes have the same floorplan and specification, and prices are on application.

Caley HouseFrom here we head to the Edwardian house to look at another show home. Two-bedroom Apartment I is on the ground floor, provided 887 sq ft of space and has been dressed to show off the many retained period features. At one end is the open-plan kitchen/dining/living space which makes the most of the large bay window, deep skirting, fireplace and impressive ceiling height, all distinctive to this era of architecture. Some of the brand new furniture has been chosen for its period feel, individual pieces such as a sideboard and writing desk that harmonise very well, especially with the colour tones of the kitchen units. New cast iron radiators complement all this perfectly.

Caley HouseThis home has two double bedrooms which again show some period-inspired design and contemporary finishes, and the master bedroom comes complete with a dressing area and a four-piece en suite with feature bathtub. There’s also a separate bathroom and a spacious utility cupboard, and it comes with a private patio. This unit is sold but prices for the remaining apartments are on application.

To get to Caley House, we’d walked ten minutes from Wimbledon Park station, on the District line. It’s around 15 minutes on foot to the heart of lively Wimbledon Village and to the town centre and its many shops and well-connected station. Places such as Wimbledon Park, Cannizaro Park and Wimbledon Common are a similar distance away. By car, many of the best shops, bars and restaurants in south-west London are a short drive away, as is the A3 through Surrey and Hampshire.
