WhatHouse? On Tour: Peters Village, Kent
The WhatHouse? team recently visited Kent to see new homes completed and under construction at the growing Peters Village development by the River Medway.
We meet at Snodland station and it’s a five-minute drive to cross Peters Bridge, which was constructed specifically to give access to this new development on the east bank of the River Medway, where the first residents moved in in 2017.
There are six housebuilders providing the new homes at Peters Village (two of them as a partnership), about 1,000 properties in total, and there’s also a brand new primary school which already has a fantastic reputation. Over the course of our visit we take a look around the site to see what they’ve all constructed so far, and what is being built right now.
First off, greeted by Orbit’s sales team Lisa and Lesley, we put on the hi-vis to take a tour of its building site with site managers Mark and Steve. Their team is progressing well on the scheme, called Riverside Place, which commenced in September 2018 and is set for completion in Q1 2020. This is delivering a mix of one- and two-bedroom apartments and two- and three-bedroom houses. Many are available through Shared Ownership, with others for private sale or affordable rent.
These properties are of a contemporary design, with features such as weatherboarding on some units nodding to traditional Kentish architecture. There are a few differences in specification between tenures, such as different kitchen and appliance styles, and flooring, with private sale buyers having options of units and worktops. Construction standards, and features such as an additional TV and telephone point in the main bedroom, are equal regardless of tenure.
From there we head to Evabourne, a collection of private sale homes from Hyde New Homes and Westerhill Homes. This opened in October 2018 and is already over 70% sold. There are 73 new homes here: one-bedroom apartments and a range of terraced, semi-detached and detached homes with two, three or four bedrooms. The exteriors of these properties are very much of the Kent vernacular in terms of brick and timber feature walls and distinctive roof shapes and tiling.
Christine from the sales team shows us around the first show home, the three-bedroom ‘Paisley’, which has been fitted throughout with the standard specification of kitchens, bathrooms, flooring and tiling. Notable are the triple-aspect living room, plenty of storage and a master bedroom with en suite and built-in wardrobes. The second show home is the ‘Verona’. This four-bedroom style has been fitted with some upgrades to show visitors the options they might choose to personalise their new home, such as a living room fireplace and alternative kitchen appliances. This also has an en suite to bedrooms one and two, and a very large storage area off one of the smaller bedrooms.
Finally, we meet Ben and Harry from Moat, a housing association developer bringing Shared Ownership and affordable rent homes ‘pepperpotted’ across the development. Six weeks after launch, at the time of our visit, there are 19 one- and two-bedroom apartments still for sale. All the two-bedroom houses are sold, but there are some three-bedroom units still available, each with a front-facing master bedroom, a sizeable garden and two parking spaces.
For daily commuting or a day-trip to the capital from Peters Village, it’s between 45 and 55 minutes into St Pancras International via Strood on HS1. It’s under 10 minutes’ drive to both the M2 and M20, and under 20 to the M25 and Bluewater Shopping Centre.
