First-Time Buyer Schemes Available At Blackwall Development

Posted 16 March 2022 by Keith Osborne

Help to Buy and Shared Ownership mean first-timers can purchase with a much smaller deposit than they may think...

NU living, the developer arm of Swan Housing Association, has just launched Help to Buy at Blackwall Reach, E14.

It’s a major regeneration project in the London Borough of Tower Hamlets and comprises one-, two- and three-bedroom homes alongside a range of facilities, open green spaces and numerous connections across the city, which will expand further with the upcoming opening of Crossrail at Canary Wharf. Currently from Blackwall DLR, Canary Wharf station can be reached in approximately eight minutes, City Airport in seven minutes and Bank and Stratford stations in 10 minutes.

Shared Ownership is also available here, providing an opportunity for qualifying first-time buyers to ‘part buy-part rent’ a brand new home with a much smaller deposit than they would need to purchase outright.

Blackwall ReachWith prices starting at £499,995 for a one-bedroom apartment, Help to Buy purchasers will need a 5% deposit of £24,999.75, and with Shared Ownership, a 5% deposit of the 35% share (£145,250) they purchase is required, which is just £7,262.50.

Linda Faucher, sales & marketing director at NU living, commented: “These buying schemes offer first-time buyers a brilliant opportunity to get onto the ladder sooner, without compromising on location, quality or convenience. Blackwall Reach is a place for young professionals, couples and families to call home. There is a real need for new homes that deliver the best of both worlds: an urban city lifestyle with great transport connections, as well as plenty of green space on the doorstep.

“We’ve already seen a rise in enquiries for these homes in line with the ‘Great London Return’ and anticipate strong demand for both of these buying schemes. With more people returning to the office for at least part of the week, there will be a growing desire to buy within close proximity to the city for a better, flexible work life. With Help to Buy set to be ending next year too, now is most certainly the time to buy.”

Blackwall ReachOnce a pioneering urban estate of the 1960s, the area is being transformed into a modern sustainable community which will provide 1,575 homes when complete. Parkside West at Blackwall Reach is the current phase of apartments available which offer views over the Millennium Green, a landscaped central park, or London’s striking skyline. Every home will also benefit from a modern internal specification and thoughtfully designed layout which allows for flexible living and includes dedicated space for those working part or all of the week from home. Each home also has a balcony, terrace or indoor winter garden.

The revitalised Millennium Green is at the core of the development, an ‘oasis’ that provides a sense of space and is the perfect place in which to exercise, energise and relax. The landscaped central park has been designed as an immersive outdoor space with play areas, seating, and an outdoor gym, as well as a combination of carefully landscaped zones and wild meadows, promoting biodiversity in the city. The new urban park will see a significant net gain of 124 trees, improving residents’ wellbeing as well as reducing carbon footprint around the estate.

The extensive public realm at Blackwall Reach has been subject to significant investment, supplementing new community facilities and retail space around the Blackwall area. Newly completed Station Square offers a range of shops, hospitality and fitness spaces for residents and local community. Find out more at www.blackwallreach.co.uk
