Buoyant Property Market In The North West

A look at just some of the new homes available right now in England's strongest regional property market...

Since the easing of lockdown, housebuilders across the UK have seen a surge of interest in their new build homes, and the North West of England is one of the regions seeing the most activity right now.

From city living to semi-rural tranquillity, there’s plenty for house-hunters in this part of the country to choose from. National estate agency Savills recently reported that its analysis of the UK housing market reveals that post-coronavirus, property price growth recovery over the next five years will be led by North West England. Nationally, it predicts a growth of 15.1% by 2024 but in the North West, a jump of 8.5% in 2021 and 9% in 2022 will lead to total growth of 24.1% by 2024.

Investors have long been drawn to the major cities due to them being much more affordable than London (where Savills sees a rise of just 4% in prices in the next five years) and producing strong rental returns. Recent data from mortgage broker Mojo Mortgages found that rental yields in the North West are the highest in the country.

RW Invest said recently: “Between 2018 and 2020, house price increases by area highlighted the strength of North West house prices compared to Southern regions. Within this two-year period, house prices in the North West increased by 6% and those in the Midlands by 7.6%, England’s property price growth during this period came to 3.3%, which shows that house prices in the North West of the UK exceeded the national average.”
