It’s another busy week in the new homes market, with a range of launches, buyer events and special offers at a range of developments across the UK, providing opportunities to everyone from first-time buyers to senior downsizers and retirees...

New homes launched in Royal Victoria Dock

London-based developer Mount Anvil has launched a new 19-storey development in Royal Victoria Dock, London Borough of Newham, to provide house-hunters in the capital with a choice of 105 studio, one-, two- and three-bedroom homes.

The development, called Royal Docks West, includes 26 affordable homes alongside retail space and a public landscaped garden is located on Western Gateway, just three minutes from Custom House DLR station, which will be a part of the long-anticipated Crossrail/Elizabeth line service which is expected to begin in December 2018. Prices at the first release from £590,000 for a two-bedroom apartment, with completions scheduled from Autumn/Winter 2018.

Jon Hall, sales director, Mount Anvil, says: “Crossrail will ensure the new homes, commercial and retail space here will be an excellent investment, but it’s the range of sporting facilities and lifestyle amenities – and the proximity to London’s financial and business centres that will make this one of London’s most popular neighbourhoods. Early adopters are already buying in, demonstrated by the accelerating house prices rises.”

With design inspired by Victorian architecture of Docklands’ heyday, mixed with the interior specification and features such as floor-to-ceiling windows which are expected today, all apartments will have balconies and will share a landscaped garden and a 24-hour concierge service. 12 parking spaces are available under separate negotiation.

Part Exchange events with Elan Homes in Cheshire

Hope Park MewsRegional housebuilder Elan Homes is hosting Part Exchange events at two of its current developments in the North West of England this weekend, Saturday 28 and Sunday 29 April, giving house-hunters with a property to sell the chance to avoid the risks of the traditional ‘property chain’.

At Hope Park Mews in Macclesfield, an ‘Avon’ show home is among the type of homes currently available. A three-storey townhouse with 1,036 sq ft of living space, a kitchen/dining/living room on the ground floor, three bedrooms and family bathroom on the first floor and a top floor dedicated to the en suite master bedroom. Located in Lach Dennis, The Hawthorns has just eight private sale properties, with four already reserved, leaving those who are yet to sell their current property concerned that they could miss out.

Marie Morris, sales director for Elan Homes in the North, says: “Needing more space is a common reason why people want or even need to move, but often they’re held back because they have to sell the property they’re living in first. Part Exchange is of real benefit because it not only gives them the reassurance that they effectively have a guaranteed cash buyer, but it speeds up the selling and buying process. With no onward chain to hold things back, we aim to exchange contracts in just 28 days, plus customers will be able to stay in their current property until the new one is ready.”

Buyers who cannot or do not wish to use the Part Exchange option have other assistance on offer. Help to Buy is available on everything under £600,000 and those who reserve before the end of April could receive a £5,000 contribution for stamp duty, £1,000 towards legal fees plus carpets, vinyl and turf to rear garden.
