News in Brief from The New Homes Scene, Week 15 2018

Posted 12 April 2018 by Keith Osborne

The WhatHouse? team takes you through just some of the launches, events and offers at new homes sites all over the country...

With the ambitious targets for building new homes, it is no surprise that housebuilders are so busy and organising so many launches, events and special offers on an increasing number of developments across the UK, which we take a look at here.

A last chance to purchase in Coventry

Jelson Homes has just announced the release of the final phase of properties at its popular Holmwood development in the city, with a collection of six additional homes now on the market for house-hunters to consider.

Among the final properties, all available through Help to Buy, is the three-bedroom ‘Plover’ mews home, priced at £189,950, which saw a lot of buyer demand on the previous phase with couples and young families. The ground floor of this house has an inviting square hallway, kitchen with built-in appliances, cloakroom and spacious lounge with French doors leading out into the rear garden. Upstairs is the en suite master bedroom, two further bedrooms and a family bathroom.

Jackie Woodward, sales manager at Jelson Homes, says: “With Coventry having been named as one of the top ten places to live and work in the UK, we’re delighted to be marketing our final phase of just six homes right now at Holmwood. Living just outside of a thriving city centre will, no doubt, offer our future purchasers the very best of both worlds – the ease of commuting in and out via the nearby road network and with convenient public transport also on the doorstep – but also the chance to take a slower pace of life in a popular suburb.”

Holmwood is located north of Coventry city centre and is within easy reach of a wide range of shops and amenities, such as the Friargate development and the City Centre South retail par, as well as the  planned water park.

New collection of homes at just-launched Cheshire development

Lloyd MewsHouse-hunters in north-west England have their first chance to reserve a high-quality new home in Alsager, Cheshire, following the recent launch of Lloyd Mews by Barratt Homes, which will eventually provide 200 new homes to the area.

The housebuilder has released a range of three- and four-bedroom homes with prices starting from £194,995. Later releases will see one- and two-bedroom properties also appearing, ensuring the development will attract a variety of buyers. The government-backed Help to Buy scheme is open to everyone with a 5% deposit, while those upgrading from an existing property can use Barratt’s own Movemaker initiative, where the housebuilder deals with estate agents to take the hassle of selling from the new home buyer.

Steve Jackson, sales director at Barratt Homes North West, says: “As with every development we build, Lloyd Mews is set in a location that offers residents easy access to the town centre, as well as being in close proximity to great local amenities and commuter links. We have already received a high level of interest for the site, so would advise anyone who does want to secure their dream home here to visit our sales team and find out more about what’s on offer.”

In easy reach of a number of schools, Lloyd Mews is also only a short distance from a variety of shops, services and sports facilities including a popular and lively weekly market and a farmers’ market in nearby Alsager town centre. House-hunters can visit the development on Mondays from 12.30pm to 5.30pm, and Thursday to Sunday from 10.00am to 5.30pm.

Help to Buy events at two Leicestershire developments this weekend

William Davis Homes is hosting two Help to Buy events at Leicestershire developments this weekend, allowing would-be purchasers to meet their teams and learn more about the Help to Buy scheme at Buttercup Fields in Shepshed and Grange Park in Loughborough.

Taking place on site at these developments on Saturday 14 and Sunday 15 April, these events give details on the government-backed purchase assistance scheme and what buyers will need to do to secure the 20% equity loan it offers, with independent financial advisors available throughout the weekend to talk about mortgage options. In addition, the housebuilder is offering its bespoke soft furnishings package on all reservations over the weekend.

William Davis Homes’ sales director Stephen Rush says: “There’s a common misconception that Help to Buy is only applicable to first-time buyers but that’s not the case. It’s open to anyone looking to buy a new build home, as long as it is to be their only residence. We thought hosting a dedicated weekend would help house hunters to understand the scheme further including how it might enable them to afford a new home they’ve previously not considered.

“Buttercup Fields and Grange Park have a complete collection of homes, in two- to five-bedroom designs, so are ideal for those looking for their first home, something with room to grow or just that little bit easier to manage. We find that a typical Help to Buy purchase can proceed within just six to eight weeks so we’re encouraging all house hunters looking for a new home for the spring to join us on 14 and 15 April to find out more.”

Visitors to the sites can also speak to William Davis Homes about its other purchasing options such as Part Exchange, Assisted Move or Early Exchange.

New show home now open at Hackney regeneration

Berkeley Homes (North East London) Ltd has unveiled a new show apartment at The Nature Collection at Woodberry Down, its award-winning regeneration scheme in the London Borough of Hackney.

The new show home is a fourth-floor, three-bedroom duplex apartment  which offers 1,821 sq ft of living space and views across the East and West Reservoirs and the city skyline. The design incorporates floor-to-ceiling glass walls and sliding doors open out onto two balconies which overlook the Woodberry Wetlands Nature Reserve. The interior has been professionally designed by industry newcomers Zetter Blunt, to complement the specification with stylish decoration.

Grace Zetter, co-founder of the interior designer, says: “Throughout the design process, the idea of ‘outdoor-inspired urban luxury’ was at the forefront of minds, along with an appreciation for how important it is for a space to feel at ease with its surroundings. Our ambition was to create a connection between the interiors of the new show apartment in The Nature Collection and the regeneration area within which it sits, and this has been achieved by consistent use of organic materials, foliage, craftsmanship from the local area, and hues and tones of blue to echo the reservoirs and sky that frame the scheme.”

Located close to Finsbury Park and Manor House tube station, properties currently for sale at The Nature Collection start at £745,000 for a two-bedroom apartment, with first properties set for completion in the final quarter of 2018.

Shared Ownership in West London’s new eco village

L&Q is launching the next phase of 21 one- and two-bedroom Shared Ownership homes at Acton Gardens, West London’s largest regeneration project. The new eco-homes offer sustainable living in a bustling Crossrail hotspot, ideal for young couples and working professionals.

Acton Gardens is a joint venture between L&Q and Countryside, and the £600m redevelopment of the South Acton Estate will provide around 2,800 homes, 50% of which will be affordable. The homes are designed to be energy efficient, and are fitted with solar panels and there is an on-site energy centre that will supply some of the heat and power for the development, thereby reducing the carbon footprint of the residents.

Cathy Lloyd, sales and customer services director for L&Q’s North Region, says: “Acton is proving ever-popular with young couples and working professionals, attracted to the area’s stylish West London location and great local transport links. Property prices in the area have risen by 4% in the last year alone, undoubtedly fuelled by the upcoming launch of Crossrail, and so we are expecting a surge of interest from first-time buyers who are looking for an affordable first step on to the property ladder.”

For commuters, Acton Town Underground connects to Holborn in less than 30 minutes, Bank in 40 minutes, and Terminals 1, 2, and 3 at Heathrow Airport within 24 minutes, via the Piccadilly and District Lines. South Acton Overground is also nearby, and the scheme is just a short drive from Acton Mainline station, which will offer Crossrail services in December 2019, adding to the transport options on offer.

Prices start at £113,750 for a 25% share of a one-bedroom home (full market value £455,000), and £143,750 for a 25% share of a two-bedroom home (full market value £575,000).
