New homes snapshot – Liverpool’s regeneration fuels its appeal to new build buyers

Talk of the ‘Northern Powerhouse’ by the government and the possibility of devolving power to some of the country’s largest cities has drawn more attention to Liverpool and there is no doubt that sufficient new homes are an essential part of its future success as a commercial centre.

Liverpool City Council is currently working to its 2013-2016 Housing Strategy, which promised 5,000 new homes across the city, providing not only property for sale to aspiring homeowners, but also ‘affordable’ homes in a variety of tenures for those for whom 100% ownership is either not financially viable or an aspiration.

Liverpool’s Mayor also pledged up to £3m for a mortgage indemnity scheme to help as many as 100 first-time buyers struggling to secure home loans through the open market.

LiverpoolJob creation forms a big part of the strategy, with thousands of roles created by the investment in new homes, with five major development areas being targeted to provide homes and jobs: North Liverpool; City Centre East; Stonebridge Cross; Central Liverpool; and South Liverpool. Areas identified as having a particular need for new homes to replace old housing stock include Anfield, Kensington, Picton, Easby and Welsh Streets.

To ensure these targets are met, the Council has appointed official Housing Delivery Partners in a consortium comprising Redrow Homes, affordable housing provider Liverpool Mutual Homes (LMH) and building contractor Willmott Dixon. In addition, numerous private developers are also being encouraged to invest in land to build new homes and create modern residential property through the refurbishment and conversion of some of Liverpool’s fine historic buildings.

Aspen Woolf is offering an investment opportunity starting at £45,000 at the Fox Street Village development, a conversion of the Swainbanks Antique Furniture building into modern studios and apartments with numerous on-site communal facilities. The development is within easy walking distance of Liverpool John Moores and the University of Liverpool.

Six miles from the city centre, Keepmoat is building two-, three- and four-bedroom homes at Jubilee Gardens. This suburban setting offers a convenient route into the heart of the city and proximity to the M57 and M62. Prices on application.

In Speke, in the south of the city, Barratt’s Imagine Park is appropriately named, being close to John Lennon Airport. Three- and four-bedroom homes are priced from £139,995, with Help to Buy and part exchange available.

New City Vision is offering a range of three- and four-bedroom homes in Parklands, part of the Norris Green redevelopment, emphasising to buyers its focus designing homes which are spacious, light, energy efficient and have plentiful storage. Help to Buy brings the starting price here down to £103,996.

Help to Buy is also assisting house-hunters at NGV, regeneration specialist Countryside’s part of the Norris Green scheme. An up-front price of £106,360 will secure one of a selection of three-bedroom homes currently available.

Sigma, which works in partnership with Countryside, has just acquired the final site at Norris Green from Liverpool City Council and will be building 269 homes across its 15 acres, with 200 for sale and 69 for the private rented sector. Completion is expected by the end of 2019.

Close to the waterfront at Albert Dock, Seven Capital is bringing some luxury apartments to a very central location behind the neo-Classical façade of 7 The Strand, a prestigious address with great views and excellent local amenities.

Pine Court Housing Association has announced plans to build new properties in Liverpool for the first time in almost 10 years - 18 one- and two-bedroom apartments on Edge Lane, available at an affordable rent and let through Property Pool Plus. Completion is due in summer 2016.

Knowsley council recently granted permission for Countryside to build over 500 new homes across three sites on Merseyside: Halewood ’s former Bridgefield Forum, Huyton’s former leisure centre and in Tower Hill, Kirkby. The sites will see a mix of two-, three- and four-bedroom properties constructed.
