Move In By Christmas With Home Reach In Yorkshire And The North East

For house-hunters in Yorkshire and the North East of England searching for a first home to move into by this Christmas, there are a few opportunities to do so at developments across the county which offer propreties for sale through the Home Reach scheme.

Home Reach is a partnership between housing provider heylo and a number of housebuilders across England which gives buyers who meet the eligibility criteria the opportunity to ‘part buy-part rent’ a brand new home. You can purchase a share of a new build home (usually starting at 50%) and pay a subsidised rent on the remainder, with heylo as the landlord. The scheme is offered on selected plots at a development and provides all the benefits of homeownership but requires a much smaller deposit (5% of the share price) and a smaller mortgage than when purchasing outright. Over time, owners can buy further shares as their budget allows, until they own 100%.

Here are some examples of homes in Yorkshire ready to move into by Christmas through Home Reach.

In the historic and well-served town of Beverley is South Minster Pastures.One of the properties available is the ‘Mountford’, which is a double-fronted end-of-terrace house. Off one side of the hallway is a dual-aspect living room, while on the other, the kitchen also has windows on two walls, plus French doors leading to the garden. Downstairs is completed by a utility space, understairs storage and a WC. Upstairs are the bathroom and three bedrooms, one with en suite. A 50% share costs from £124,975 (full market value from £249,950), requiring a minimum of 5% deposit from
£6,249.

‘Radleigh’‘Radleigh’ house type

A four-bedroom detached house is available with the help of Home Reach at Leven Woods in Yarm, around six miles south of Stockton-on-Tees and ten miles east of Darlington. The hub of the ‘Radleigh’ is at the rear, with a large, open-plan kitchen/dining/family room which has French doors and lots of glazing to the garden. Also on the ground floor are a utility room, lounge, dedicated study and cloakroom. All four bedrooms are generous doubles, with an en suite to bedroom one, and the floor is completed by a family bathroom. This is priced from £174,998 for a 50% share (full market value £349,995), which would require a minimum of 5% deposit from £8,750.

Fitzwilliam Grange is in Huddersfield, West Yorkshire. With a range of two- and three-bedroom houses for sale. One is the ‘Fenbridge’. At the front of the home is the kitchen/dining room, leading past a WC and understairs storage cupboard to the living room, which has French doors to the garden. There are two double bedrooms, a single bedroom and a family bathroom. A 50% share of this home is priced from £107,498 (based on a full market value from £214,995) with a minimum of 5% deposit from £5,375.

Here are some examples of homes in the North East ready to move into by Christmas through Home Reach.

The ‘Maidstone’ is a three-bedroom house at Burdon Green in Coxhoe. This home has an open-plan kitchen/diner with French doors onto the rear garden, a separate living area, downstairs WC, family bathroom, two double bedrooms (one with en suite) and a single bedroom. This is priced from £94,497 for a 50% share (full market value £188,995), requiring a minimum 5% deposit from £4,725.

‘Ellerton’‘Ellerton’ house type

Burton Woods is in Spennymoor, less than nine miles from Durham city centre. The ‘Ellerton’ is priced at £74,998 for a 50% share (full market value £149,995) and requires a minimum of 5% deposit from £3,750. It has a large open-plan kitchen with ample dining space, and French doors leading out to the garden. There’s a separate lounge. Upstairs, the main bedroom has an en suite shower room and there is a further double bedroom, a single bedroom and a family bathroom.

The Drive is in Durham near picturesque woodland, nature trails and views of open space yet within walking distance of the city. There are excellent schools and a top university nearby. The ‘Cannington’ is a three-storey home which comes with an open-plan kitchen/dining room with walk-in glazed bay, a ground-floor study, three double bedrooms with an en suite to bedroom one and an upstairs lounge. A 50% share starts from £161,995 (full market value £323,990), requiring a minimum deposit of 5% from £8,100.

School Court is in Pegswood, which is only a couple of miles from Morpeth. The semi-detached ‘Cork’ house type has a living room at the front of the home leading to the kitchen/dining room at the rear, which in turn opens out onto the garden. Upstairs are two bedrooms and the family bathroom. It is priced at £74,498 for a 50% share (based on a full market value from £148,995) and requires a minimum 5% deposit from £3,725.

‘Kenley’‘Kenley’ house type

South Fields is just a few minutes’ drive from the centre of Morpeth. The ‘Kenley’ is a two-bedroom house that could make a perfect first home. The kitchen/dining room leads out to the garden via French doors, and there’s a separate living room at the front of the house. Both bedrooms are doubles and served by the family bathroom. There’s also a cloakroom downstairs and storage cupboards on both floors. A 50% share is priced at £91,998 (full market value £183,995), requiring a minimum of 5% deposit from £4,600.

Also in Morpeth is Trevelyan Grange. For house-hunters looking for single-storey living, the ‘Telford’ here could be the right choice. This double-fronted terraced bungalow has two double bedrooms, a fully fitted kitchen and a separate living room which leads to the rear garden. For a 50% share, it is priced £99,975 (full market value from £199,950), requiring a minimum of 5% deposit from £4,999.

Summerville Village is to the north of Stockton-on-Tees. There’s an opportunity here to purchase three-storey living through Home Reach in the form of the ‘Weybridge’. This has an open-plan kitchen/diner and a light and spacious living area that extends through bi-fold doors to the rear garden on the ground floor; two double bedrooms, a single bedroom and family bathroom on the first floor; and the master bedroom with en suite shower room and built-in storage space on the top floor. This is priced from £107,498 for a 50% share (full market value £214,995) and would require a minimum of 5% deposit from £5,375.
