The WhatHouse? team reports on our current favourite new build home for sale – today, it’s a luxury five-bedroom house type called ‘The Orchard’, which Sunningdale House Developments is offering at its Heritage Fields development in the village of St Nicholas at Wade, close to Birchington-on-Sea on Kent’s north coast.

‘The Orchard’ can be found on Plot 28 and Plot 29, both at the end of a cul-de-sac and each benefitting from a large, L-shaped garden, two parking spaces and a detached double garage. Built in a double-fronted design that draws on the delightful Kent architectural vernacular with a modern twist, this house provides 2,392 sq ft of living space over two storeys. Through the porch and front door to a welcoming, generously sized hallway. To one side is a very large lounge with a flexible layout and double-door access the rear garden. On the other, with a lovely bay window, is the home office, an essential for many people these days. There’s a WC off the hallway and then it’s through to the spacious, triple-aspect kitchen/dining room with the extra of a ‘summer room’, with two sides of full-height glazing. This also comes with a sizeable utility room with its own door to the garden.

'The Orchard' Off the landing upstairs, the principal bedroom is at the rear and comes with an en suite shower room and built-in storage. Separated by the family bathroom, here are two further double bedrooms at the front of the house, with the bonus of an en suite to one of them. Finally, there are two single rooms that could function as bedroom, study, playroom, den or studio.

‘The Orchard’ is priced from £775,000.

Phase 2 at Heritage Fields currently offers a choice of three-, four- and five-bedroom house types, with prices starting at £415,000. The village has a post office, two pubs (and much-admired brewery tap) and a primary school rated ‘Good’ by Ofsted. Within ten minutes’ drive are Birchington-on-Sea and Herne Bay and its under 30 minutes to a host of the region’s much-loved resorts such as Margate, Ramsgate and Broadstairs, each of which has a full range of shops and amenities, and splendid beaches.
