Our favourite new home for sale is ‘The Kingfisher’ at Beaulieu Oaks, a Countryside development in Chelmsford, Essex…

The WhatHouse? team reports on our current favourite new build home for sale – today, it’s ‘The Kingfisher’, a luxury five-bedroom house type at Beaulieu Oaks, part of a najor development in the outskirts of the city of Chelmsford, Essex.

There’s an example of ‘The Kingfisher’ on Plot 188 of the recently released Phase 2. Set over three floors, this five-bedroom detached home in traditionally inspired design provides some 2,263 sq ft of living space that provides all sorts of flexible living options. There’s an expansive open-plan kitchen/family/breakfast room with an island worktop/storage and a lot of glazing, including two sets of double doubles to the garden. There’s a useful utility room, too, with its own outside door – a way to prevent the dog’s muddy paws from messing up the house. Additionall, the ground floor has a WC, under-stair storage, a dining room and lounge with feature fireplace.

On the first floor is the family bathroom and three double bedrooms, including the master bedroom with fitted wardrobes and a four-piece en suite bathroom of its own. The top floor has another two generous double bedrooms, including one with en suite shower room. There are 115 homes on Phase 2 here, and Beaulieu Oaks is part of the major Beaulieu development which is creating a new district of Chelmsford eventually comprising some 3,600 new homes in addition to public open spaces, community amenities, shops, sports facilities and three new schools (two primary, one secondary). Here will also be a relief road to the A12 and a brand new railway station is due to open in 2026. Right now, Beaulieu Oaks has properties starting at £294,995 for a two-bedroom apartment.

Chelmsford is very well connected via road and rail and offers superb range of shopping and leisure options. It is also home to highly regarded grammar schools and Anglia Ruskin university.
