Taking shape in Loveclough in the Rossendale Valley, The Foothills is a development from Hollins Homes which is bringing 80 three-, four- and five-bedroom houses to the Lancashire hamlet, located just 10 minutes’ drive south of Burnley.

The design of the different house types is an attractive, contemporary use of some traditional materials and features, from window frames and garage doors to front-door porches and roof tiling. This thoroughly modern angle is taken inside too, with the layouts and specification that discerning new homes buyers demand these days.

By purchasing at the right stage of construction, buyers can choose from a range of fitted kitchen unit doors, laminate worktops and co-ordinating worktop upstands and as standard, every home comes with high-quality integrated appliances. Upgrades are available too. Some of the larger house types come with a utility room which also offers a similar choice unit doors and worktops and has plumbing for a washing machine.

Bathrooms, cloakrooms and en suites come with attractive white sanitaryware and chrome fittings, with a palette of Porcelanosa ceramic wall tiles for early buyers to choose from, and options for a ‘feature wall’ to add some individual flair.

Throughout the home, subject to the stage of construction, buyers have a number of options for flooring types and colours throughout their new property at The Foothills.

The ‘Shakespeare’The ‘Shakespeare’ house type

With gas fired central heating, there are Nest-controlled digital room thermostats and in combination with high insulation and the uPVC double glazing, there’s an energy efficiency that will provide a significant saving compared to older homes. Other fixtures and fittings include brushed chrome switches and sockets to the ground floor (upgrades available as an optional extra), useful USB points in the kitchen, and smoke and heat detectors for safety. Each home has a fenced garden with turf and patio and EV charging ports as optional extra for the private parking.

The variety of size and layouts of the home types mean that it will appeal across the range of buyers. One of the three-bedroom options is the ‘Livingstone’, which is a semi-detached three-storey townhouse. On the ground floor is the open-plan living/dining/kitchen area including French doors leading to the rear garden. There’s also a cloakroom. The first floor includes a double and single bedroom, along with the family bathroom, with the top floor is dedicated to the principal bedroom, which has en suite and dressing area.

For four bedrooms, the ‘Shakespeare’ is a design that has an integral single garage. Off the central hallway to one side is a door to the garage, on the other a lounge at the front of the home. The kitchen at the rear features a dining area with bifold doors to the garden, and off the utility room is the downstairs WC. All four bedrooms are doubles – bedroom one has an en suite shower room and the others can share the family bathroom.

The ’Churchill’The ’Churchill’ house type

The ’Churchill’ is a detached five-bedroom house type set over three floors and currently priced at £564,995. It comes with a lounge and a dining room at the front, both with a bay window, and the kitchen/family room at the rear has a utility room of it and bifold doors to the garden. En suite bedroom one is on the first floor, as are the bathroom and two more bedrooms. The other two bedrooms share a shower room on the second floor.

The Foothills is set in an area that provides a scenic background and proximity to numerous towns and cities, whether for work or pleasure. Rossendale and Rawtenstall are only a 10-minute drive away and offer a great range of shops, amenities and places to eat and drink, with Rawtenstall Market offering artisan food, drink and craft stalls.

For leisure time, there’s a host of options from more traditional pastimes, sports clubs and gyms to Ski Rossendale (the north of England’s biggest dry-ski slope) and waterskiing at Cowm Reservoir.

For families considering a home here, the area is home to some highly regarded primary and secondary schools, some with Ofsted’s ‘Outstanding’ rating.

The area has very good transport connections with the M65 and rail services from Blackburn being useful links across the region. The coast is within an hour’s drive and the centre of Manchester is only 40 minutes away.

Prices at The Foothills currently start at £334,995 and buyers with an existing home to sell can ask about the housebuilder’s Assisted Mover scheme which can take some of the stress and cost out of the process by working with local estate agents to find a buyer for the best price.
