The Best New Homes In Solihull

We take a look at some of the best current new homes developments in and around Solihull...

Solihull is a town to the south-east of Birmingham but also the name of one of the city’s Metropolitan Boroughs, an area that has a very active new build homes market, being a place to live that ticks many boxes for so many property-seekers.

There are number of individual towns and villages of different character that form part of the borough: a mix of urban places on the west side and rural areas towards its border with Warwickshire in other directions. Between them, they offer a host of large and small developments aimed at different budgets and homebuyers, from those taking a first step on the homeownership property ladder to growing families and retirement-age downsizers.

Solihull residents have some great transport connections within and surrounding the borough – the M6 at its northern border joining the M42, which runs through the borough to meet the M40 at its southern border. The A34, A41 and A45 are major roads leading into the heart of Birmingham. There are numerous railway stations offering direct services to places such as Manchester, north Wales and London. Birmingham Airport is also in this borough.

Close to the airport is Resorts World, one of a number of major retail and entertainment centres for people in the Solihull region to enjoy, including those at Chelmsley Wood, Shirley, Knowle and the town of Solihull.

Families will be pleased with the number and quality of schools and colleges across the borough, and it’s as little as 11 minutes by rail from Solihull station to the centre of Birmingham at the university campuses there.

Shirley is a popular area in the west of Solihull, on the urban edge of Birmingham and connected to the city by railway and its main road (Stratford Road), which is also its main shopping area, offering many high-street brands and independent shops and services. In the south of town are large stores at Sears Retail Park. Shirley Park is a great green space in which to relax. ‘Outstanding’ Ofsted-rated Shirley Heath Junior School and independent Kingswood School are among the high-quality educational establishments in the Shirley area. It has one of the region’s busiest places for new homes developments.

With starting prices currently from £235,000 to £562,000, Oakhurst Village is a Charles Church development with a range of brand new two-, three- and four-bedroom properties in different styles, from open-plan apartments to three-storey family homes. Crest Nicholson is building at a development called Blythe Valley, just a four-minute drive from the M42. Close by, within the heart of Blythe Valley Park, Bloor Homes at Blythe Valley offers a mix of high-quality two-bedroom apartments and two-, three- and four-bedroom houses with a contemporary twist on more traditional external design. Coming soon is The Green from Wain Homes, which will offer a choice of apartments and houses off Stratford Road, just three miles from Solihull’s town centre. Wain Homes has several live sites across the Midlands for house-hunters to explore.

Wheatley Place is another retirement development coming to the area, this one for over-70s from McCarthy Stone. With excellent local amenities, it has been released off-plan and keen buyers have a selection of one- and two-bedroom apartments to choose from, priced from £239,000 and £329,150 respectively. With a manager on-site 24 hours a day and tailored domestic support and personal care, these private properties are complemented by a host of communal amenities, including a residents’ lounge, bar/bistro, games room, roof terrace, landscaped gardens and wellness suite.

Knowle is a sought-after village close to the Grand Union Canal, with a number of excellent independent shops, services and places to eat, an ‘Outstanding’ Ofsted-rated primary school and a ‘Good’ rated secondary school. It’s only a few minutes’ drive to Copt Heath Golf Club, the M6 and the railway station at Dorridge.

Buyers of retirement age have just one final opportunity to purchase a brand new home at Eleanor Lodge, a development just a short walk from the village centre. Dorridge

This large village has a range of its own shops, amenities and parks/play areas, and Dorridge Primary School is rated ‘Good by Ofsted. Situated on the southern edge of the borough, it’s is a great choice for easy access to the M40 and M42 as well as Warwickshire countryside. Solihull town centre is around 15 minutes away, and it’s a 40-minute drive into Birmingham. Served by the Chiltern Railways line, it could also be an ideal choice for commuters to central Birmingham and London.

Solihull Town

Solihull was a modest market town until the start of the 20th century, when areas of land were released in order to build many more homes. It currently has a population of around 125,000. It has retained a number of its historic buildings and also provides high-quality shopping and leisure facilities including arts venue The Core and two Green Flag status parks. There are several ‘Good’ and ‘Outstanding’ schools to attract parents to the area. The town is close to the A41 and M42 and the railway station offers service to central Birmingham, Worcester, Stratford-upon-Avon and London Marylebone.
