The Best New Homes In Dudley

We take a look at some of the best current new homes developments in and around Dudley...

Dudley is an historic market town that has given its name to the Metropolitan Borough of Dudley, an area of the West Midlands with a population of over 300,000. The borough was formed in 1974 and encompasses other market towns Halesowen and Stourbridge as well as a host of villages.

Dudley came to prominence at the very start of the Industrial Revolution, achieving great success in numerous industries including mining, iron and engineering. While the area declined in the second half of the 20th century, there’s currently a planned £1billion regeneration proposal encompassing a range of projects including the extension of the city’s Metro line, the creation of a new transport hub, the restoration of landmark historic buildings and a town-centre mixed-use development called Portersfield that will lead to more homes, shopping and office space.

There’s plenty for residents to do close to home, including several nature parks, a number of heritage museums, shopping centres, sports facilities and a zoo.

Transport connections played an important role in the growth of the town and the area has retained good road and rail connections to other parts of the West Midlands region and elsewhere. From the town, it’s around 25 minutes by train or a 35-minute drive to the centre of Birmingham. Wolverhampton and Walsall are under half-an-hour away. It’s under 60 minutes by road the numerous major towns and cities including Stoke-on-Trent, Telford and Coventry.

The village of Coseley is just north of Dudley and offers good shops and local amenities such as a leisure centre, go karting venue and cricket club. Manor Primary School is rated ‘Outstanding’ by Ofsted. Rosewood School for 11- to 16-year-olds is rated ‘Good’. The local railway station has regular services to Walsall, Birmingham New Street and Wolverhampton.

Coseley New Village is the name of a new development where Persimmon Homes is catering for a range of buyers with a variety of two-bedroom apartments and two-, three- and four-bedroom houses. Two- and three-bedroom homes here currently start at £215,000. The ‘Moseley’, from £227,000, could make a great choice for three-storey living, with an open-plan ground floor of kitchen/dining/living room; two bedrooms and a bathroom on the first floor; and main bedroom on the second floor.

If you are on a modest budget, the Home Reach part buy-part rent scheme might be an ideal option as it requires a much smaller deposit and mortgage than outright ownership. Qualifying house-hunters can purchase a share of the property (usually starting at 50%) and pay a subsidised rent on the remainder, with the ability to buy further shares over time. At Harpers Place, to the east of Coseley, £77,500 buys a 50% share of ‘The Burgess’ (full market price £155,000) with double bedroom, open-plan fitted kitchen/dining/living area, and built-in storage.

Stourbridge

Stourbridge is a largely residential town in the south of the borough and 12 miles from the city centre. It has a good range of shops and services as well as a number of well-rated schools across all age groups. Thanks to major roads there are convenient journeys to the likes of Kidderminster and Worcester. Stourbridge Town station has frequent shuttle services to Stourbridge Junction, which offer direct routes to places like Worcester, Stratford-upon-Avon and central Birmingham, which is around half-an-hour away.

Launched last year, Taylor Wimpey’s Titan Wharf is bringing a range of houses and apartments on a canalside location close to the centre of town. The current three- and four-bedroom houses start at £319,950 and a new collection of apartments will be released for sale soon. The ‘Midford’ is a popular four-bedroom/two-bedroom family home with which currently starts at £370,000, with selected plots coming with a mortgage contribution offer.

Kingswinford

The town of Kingswinford is five miles to the west of Dudley town, close to the border with the countryside of Staffordshire. It’s a largely residential place to live, with a fair array of shops, places to eat and amenities, as well as two trading estates on the edge of town being major employment areas. For fun, there are lots of green space including parks, play areas and sports grounds. Numerous schools rated ‘Good’ by Ofsted.

Summerhouse Rise is a boutique development from Witley Homes that comprises just six semi-detached three-bedroom townhouses in a thoroughly contemporary architectural style. Buyers can expect a dual-aspect living room leading to the kitchen/dining room, off which is a utility room and the rear garden. Two double bedrooms share a bathroom on the first floor and the whole of the top floor is dedicated to the main bedroom which comes with dressing area and en suite.
