Feature Development: Horlicks Quarter, Slough

Slough’s regeneration over the past few years has seen the creation of hundreds of brand new homes and Horlicks Quarter is one of them, combining the restoration and conversion of landmark period buildings with thoroughly contemporary new build properties.

For lovers of heritage buildings, as well as the conversion of the 1908-built Horlicks Factory, its chimney and clocktower will also be highlights of the development, and the replica of the iconic brand signage atop the building symbolises the historic status of the site, which for some 100 years was Slough’s industrial and commercial icon.

A major current part of the £3.5billion transformation of the town, Horlicks Quarter has an excellent range of apartments, penthouses and houses for sale through open-market and Shared Ownership thanks Berkeley Group and Sovereign Network Group respectively. Up to 1,300 homes will be built here when completed, offering the latest energy-efficient design with the convenience of being just a 15-minute walk away from Slough’s town centre and railway station.

Berkeley’s current available apartments are in the Factory (priced from £279,950 to £649,950) and two contemporary blocks, called Aquifer House (priced from £390,250 to £398,000) and Darjeeling House (priced at £400,000). Some apartments have a scenic outlook over the landscaped Aquifer Gardens, one of several new green spaces incorporated within the development. Others look out onto Memorial Square, from where a footpath provides comfortable access across the development.

The specification of these homes includes Bosch fitted appliances and stone worktops to the fitted kitchen, with thoughtful details such as LED lighting under the wall units, and USB charging points to some power sockets. New homes at Horlicks Quarter from Berkeley are currently one-, two- and three-bedroom apartments priced from £279,950 to £649,950. Buyers can ask about a current offer to match their 5% deposit, while there’s an estimated investment yield of up to 5% per annum for buyers intending to let out their property. A new phase of 11 brand new three-floor, three-bedroom houses will be released for sale at a later date. Sovereign at the Horlicks Quarter offers an opportunity for property-seekers unable to afford a home on the open market to ‘part buy-part rent’ through the government-backed Shared Ownership scheme. This requires a much lower deposit and mortgage which are more affordable on a modest budget.

These one- and two-bedroom properties are set within one of the contemporary blocks within the development and provide a generously sized and well-specified place to call home. It’s a pet friendly place to live, which will be a definite plus for cat- and dog-lovers. The apartments have an open-plan kitchen/dining/living space, adaptable spaces that will suit a host of options of furnishing layouts, and there’s a useful storage cupboard off the hallway too. Kitchens are of a modern design and come with oven, hob, and extractor fan fitted, and there’s flooring and carpeting included. Some of the homes come with an en suite shower room to the main bedroom.

A plus of these brand new buildings is that many properties comes with a private balcony – again, a space of impressive sized that can accommodate furniture and decoration as well as somewhere for residents and friends to enjoy. Why buy a new home in Slough?

Slough has seen a multitude of changes over recent years, with the arrival of the Elizabeth line being one of the prime reasons that it draws appeal from people who want easy access to London without the sky-high property prices of many parts of the capital. A rail journey time of 40 minutes to the West End, as well as regular services to Reading and Windsor and the M4 a few minutes’ drive away, means there are plenty of benefits to commuters into the capital or along the Thames Valley.

The proposed demolition of the tired Queensmere Observatory Shopping Centre could lead to 1,600 more new homes as well as new office, retail and commercial space to create a thoroughly up-to-date ‘hub’ for residents and visitors.

Aside from the town’s own parks and playing fields, the proximity of the Chilterns and other scenic countryside makes it a popular place to live for lovers of the outdoors.

In and around Slough, more than 40 schools of the schools are rated ‘Good’ or ‘Outstanding’ by Ofsted, and there are numerous independent schools too, the most famous of which is probably Eton College.
