What’s On For Buyers In Wixams

Posted 10 November 2020 by Keith Osborne

We tell you about current and up-and-coming new homes for sale in the Bedfordshire new town of Wixams...

Wixams is a major new town three miles to the south of Bedford which continues to grow thanks to the work of a number of housebuilders.

Some 4,750 homes are expected, spread over four ‘garden villages’, complemented by new schools for children of all ages (three of the six are already open), a wide choice of shops and amenities including healthcare centre, community centres, library, sports centre, some 300 acres of public open space and woodland, as well as retail amd commercial space for businesses to generate new work opportunities.

It’s a well-connected place – within 15-20 minutes’ drive are all the shops, leisure and entertainment of Bedford’s town centre, its well-served station, the university, and the M1, A1 and A6; within 30-40 minutes are major towns and cities including Milton Keynes, Northampton and Cambridge.

On Saturday 14 November, a new selection of Shared Ownership homes is launched at L&Q at Brook View. There are six two- and three-bedroom houses going on sale which will suit young buyers and growing families. These homes all come with integrated appliances in the kitchen, bathrooms that feature contemporary white sanitaryware and chrome finishes, and a master bedroom fitted with built-in mirror wardrobes. Each will have a private turfed garden with paving and a shed, along with allocated parking.

Christine Osborne, sales and customer service director for L&Q’s Counties region, commented: “We’ve been overwhelmed with the number of interested first-time buyers at Wixams and are pleased to have many satisfied new homeowners that brought with us from our earlier offering at Willow Grove. We are anticipating the same level of response for Brook View as there is a significant demand for Shared Ownership in Bedfordshire and Buckinghamshire county.”

Prices start at £106,000 for a 40% share for a two-bedroom house (based on a full market value of £265,000) and £126,000 for a 40% for a three-bedroom house (based on a full market value of £315,000). L&Q will also follow up this launch with a new collection of Shared Ownership homes at the Willow Grove part of Wixams in early 2021, Find out more at lqhomes.com.

Also offering homes on the open market in Brook View is Bellway. Launched in January this year, the housebuilder is delivering a collection of three- and four-bedroom, detached and semi-detached houses, with those currently available with starting prices between £315,000 to £465,000. Still to be released are some two-bedroom homes. Buyers who are moving from an existing home can asked about Bellway’s Express Mover scheme, which helps to sell their property while paying no estate agent fees.

Bellway Northern Home Counties sales manager, Shirley Macleod, said: “We’re expecting the homes here to be very popular due to the development’s exclusive location and the high quality and specification of the homes on offer. We will be providing a wide range of homes here to cater for all, which will be designed to meet the needs of the housing market in Bedfordshire by accommodating families, first-time buyers, downsizers and commuters alike. People moving to this new development in Wixams will be able to enjoy the benefits of living in a carefully planned new community which is already well established.”

Another part of Wixams is called Willow Grove and there are a host of new properties on sale there right now. Barratt Homes currently offers a number of two- and three-bedroom houses, with starting prices between at £212,995 and £350,995. Among the homes currently available, there are those that can be moved into by the end of 2020, or a ‘deposit boost’ contribution from Barratt, and some which come with built-in upgrades from the standard specification.

With rules changing next year, there are still selected homes at Willow Brook that can be purchased now using Help to Buy, requiring a deposit of just 5%. Chanda Chileshe, senior sales manager at Barratt Homes Northampton, said: “With the availability of low-deposit mortgages declining so much over the summer, we’re here to reassure first-time buyers that schemes such as Help to Buy are still available.

“For property seekers in the area, it can be hard to know which moving scheme may suit them best and whether Help to Buy will offer them the best deals or not. We’ve found the scheme to be extremely successful at a number of our developments with its ability to help first time buyers onto the property ladder.”

A Guide To Part Buy Part Rent
Part Rent Part Buy is a scheme you can use with Home Reach where you buy a share of your chosen newly built home and pay a monthly rent on the part you don’t buy. Your budget will decide the size of the share you buy, rather than the size of your home. So, you might decide to buy a bigger share of a lower priced home or a smaller share of a more expensive home.

You are able to purchase your share in either cash savings or by taking out a mortgage. If you are taking out a mortgage to finance your share, you will need to allow for a minimum of 5% deposit. The larger your deposit (typically 10%) the lower your mortgage repayments are likely to be.
