One Year On: WhatHouse? Award-Winner Barratt London

Keith OsborneBarratt London has a winning history at the prestigious WhatHouse? Awards and they added more trophies to their collection at last year’s event in the Best Partnership Scheme and Best Public Realm and categories.
Blackhorse View is a joint venture from Barratt London, housing association L&Q and Transport for London (TfL), creating a mixed-use scheme on a site which was once a car park. Located opposite Blackhorse Road station, the partnership meant land could be released that was otherwise locked within a public authority and has helped TfL take another step in its ambitious programme to provide thousands of much-needed new homes on its land around the capital.
When complete, Blackhorse View will comprise 350 new homes, of which half is designated as affordable housing, The homes are set in six blocks of up to 21 storeys, with extensive communal gardens. There will be 18,000 sq ft of commercial floorspace, including new cafés, independent shops and shared workspace.
All homes are currently reserved at Blackhorse View.

Hendon Waterside
The second Bronze prize, in the Public Realm category, was for the Hendon Waterside development, which is bringing over 2,000 of different tenures to a 30-acre site in a joint venture with Metropolitan Thames Valley and Barnet Council. Well underway, the development is set to complete in 2028 and will include a brand new primary school and nursery.
The new homes replace an old estate and they are complemented by brand new public open spaces including a central piazza off which are a gym, concierge and supermarkets. Situated next to the 170-acre Welsh Harp Reservoir – a Site of Special Scientific Interest (SSSI) – the development features two new bridges, and biodiverse green roofs across the buildings, together with ‘bug hotels’ and bird and bat boxes dotted around the development. There is also a memorial bench, paying tribute to the victims of the West Hendon bombing in 1941.
Alastair Butcher added: “Hendon Waterside is a redevelopment of the West Hendon Estate, where homes were deemed unfit for purpose. We hope that the amenities, sustainability features and public spaces brought about by the development will improve quality of life for local residents, and were very pleased to have been recognised in the Best Public Realm category.”
