The WhatHouse? team recently attended the topping-out ceremony at the Bronze development in Wandsworth and asked what our host Santhosh Gowda, chairman of developer Strawberry Star Group, believes are the ten best reasons to buy a new home from them there.
Reason 1: Distinct architecture and design.
Bronze is bringing 77 new apartments/penthouses with one, two or three bedrooms, set out in towers of 11, 18 and 20 storeys. Its name represents the colour of this contemporary-designed, energy-efficient development, which also features floor-to-ceiling windows, private balconies, residents-only roof terrace, and the provision of secure bicycle storage and car parking.
Reason 2: A buzzing location.
It’s just a 12-minute walk from Wandsworth Town station to the front door of Bronze, passing an impressive range of major brand and independent shops, pubs, bars and restaurant. There are impressive views in every direction: City of London, Wandsworth Common and St George’s Park are just some of the vistas for residents to enjoy.
Reason 3: It's a popular scheme.
Out of 50% of apartments already sold at Bronze, a number of those have been on the Reserve to Buy scheme, which gives buyers an early opportunity to reserve their new home with a £500 reservation fee and exchange contracts with a 5% deposit.
Reason 4: Excellent standard specification.
Alongside the striking exterior design, Strawberry Star has applied a high standard of interior specification, which includes Siemens kitchen appliances, zoned underfloor heating, built-in wardrobes to master bedrooms and master en suites in two-/three-bedroom units. Residents also benefits from 24-hour estate security and CCTV, and a 12-hour day concierge.
Reason 5: Helping with regeneration outside London.
“Town centres need transformations: retail units are closing down, they need a fresh approach to bring some life back in places where regeneration is required. In both Luton and Harlow we are providing similar mixed-use schemes bringing this transformation, which adds a lot of added value to the community.”
Reason 6: Engaging with the places we build.
“In Luton we are making sure we have lots of local contracts and are employing local people, and the retail units will need local employees too. Our partnerships mean that for people who are doing management programmes we are providing internships and access to the sites. We also undertake charitable activities to help the local community. We try to keep all the stakeholders happy.”
Reason 7: It’s more than just new homes.
“Our development Lu2on is as little as 23 minutes from King’s Cross St Pancras. It has 877 residential units but just as importantly, 100,000 sq ft of communal gardens, an 8000 sq ft gym, 24-hour concierge, a number of retail shops, bars and restaurants, a supermarket, childcare centre and pharmacy. We’ve also got a banqueting hall for conferences. We’re bringing a lifestyle to commuter towns, while still keeping prices low, giving first-time buyers a chance to buy as they are outpriced in London.”
Reason 8: Building design quality is very important to Strawberry Star.
“An example is Lu2on as London Luton airport is nearby to the scheme. We did all of the acoustic studies and we went for triple-glazed windows to make sure sound pollution wasn’t an issue. We are also spending £4m-£5m on an air sanitation system. We couldn’t have built without it.”
Reason 9: A high level of thorough customer service.
“With our business model, post-development we have building management, lettings services, tenancy management and re-sale services. We’re not building and moving away, these services are critical for us, and everything is in-house. We can help home buyers to rent a property and give buyers the chance to climb the property ladder – if they want to sell their current apartment and find a larger one, we can do it. And all communal areas are looked after by one management department.”
Reason 10: We’re beginning to win awards.
“With Lu2on, we have already won several prestigious awards – UK Property Awards at the International Property Award (IPA) 2019 for Best Mixed-Use Development in London region; IPA 2019 for Best Development Marketing for East England region and the Best Off-plan Development at the First-Time Buyer Readers’ awards this year, all major awards and up against some major competition. We’ve entered more and out marketing team have more entries in the pipeline. If we do things right, the awards will follow.”
Prices at Bronze for one-, two- and three-bedroom apartments currently start at £500,000, £624,000 and £999,950 respectively.
