Extensive Sustainability Features Of New Wembley Park Rental Apartments
At the end of 2022, Build to Rent specialist developer Quintain opened the doors to the latest of some 3,650 apartments in Wembley Park and revealed the most sustainable phase so far.
Repton Gardens is the tenth phase of the development of purpose-built brand new rental apartments and the theme of sustainability and the environment plays a major part of every aspect of it from the company and its supply chain. There are 396 properties, from studios to four-bedroom units, set across three buildings sharing facilities and social spaces. This variety of homes has attracted singles and couples, families and sharers, and the development is pet friendly too, broadening its appeal further.


The apartments have high, exposed concrete ceilings, which reduce overheating, and lots of full-height glazing, and each benefits from private outside space too. They all come with a comprehensive furniture pack curated by John Lewis & Partners, with over half of all product lines being sustainable, including 100% of sofas, armchairs, mattresses, bar stools, dining benches and artwork. As much as possible comes from environmentally aware suppliers with minimal delivery miles. With a focus on ‘end-of-life’ credentials, many furniture items and fabric dressing items can be recycled when they are no longer needed. The contemporary-design bathrooms and en suites not only look attractive but are fitted with low-flow showers, toilets and taps to reduce water consumption.
Residents at Repton Gardens have a host of exclusive communal facilities on the doorstep including relaxing lounges, ten work-from-home offices and a large meeting room. Quintain Living worked with suppliers The Furniture Practice on these spaces, again focusing on products made from recyclable and recycled materials and sourced from the UK/EU to minimise the environmental cost of delivering items. There’s a ‘botanical’ theme reflected throughout the whole building in its space designs, such as the welcoming reception area, and extensive indoor planting in the communal parts.


The central garden has barbecue facilities and there are eco-friendly elements to this shared area, with lawns and mounding to allow for larger-growing trees, and to encourage wider biodiversity with more birds and insects. There are children’s play areas and a podium garden to enjoy too.

The buildings themselves have been designed to minimise their energy consumption, with some visible elements and some ‘behind the scenes’. In the corridors, hot water pipes have been installed vertically rather than horizontally (more like the system used in hotels than the usual residential building arrangement), which means that ceilings won’t become ‘overheated radiators’. The corridors also have sensors to turn off lights when not needed and the carpeting contains recycled materials. The ventilation system is very energy efficient, and rainwater is harvested to reduce flood impact, also providing water for irrigation. With waste collection, each residential floor is installed with the smart Envac system, which is not only eliminates the mess and odour associated with traditional waste collection, but also reduces the air pollution and carbon emissions caused by the traffic removing it.
Recognising the major change that the motor industry has to adopt over the coming few years, 20% of car parking spaces here have charging points for electric vehicles but the area is so well served by public transport that many residents may not need a car at all. From Wembley Park station, the Jubilee and Metropolitan line Tube services are frequent and speedy, reaching Baker Street in just 17 minutes, Liverpool Street in 28 minutes and Canary Wharf in 35 minutes. From Wembley Stadium railway station, it’s just nine minutes into Marylebone.
There’s a host of things on the doorstep here too, with a wealth of brand new shops, restaurants, cafés and bars, and a busy theatre that Quintain refurbished. There are also many social groups and events taking place in Repton Gardens, with 96% of residents using an app that means they can find like-minded neighbours with common interests, creating a friendly, community-spirited place to live. Quintain has now built over 3,600 homes in the Wembley Park area.
